Your property is zoned 1-2, Light Industrial currently and this will not change. The Land Use Plan is proposed to be
changed from Industrial to Light Industrial. The Land Use Plan is a guide for making future zoning decisions. So this
would say that the zoning should stay like it is, and not change to say 1-3, heavy Industrial.
This will not change your zoning and you can continue to as you have been, with or without the change.

Dear Mr. Malone,
I had fully intended to attend todays' meeting on the rezoning of my property at 9921 Mann Road, Mabelvale, but
my health is preventing me. I apologize for not sending this response earlier.
I have been occupying this property since 1991 and know the area, other property owners and the areas concerns. The
rezoning of this area to Light Industrial does not present any problems to me, provided it does not affect my current
tenants, which are primarily contractors using the property for storage and International Testing & Inspection Services,
Inc. (ITI). ITI provides inspection services to construction and Industry, it uses the property for its office and warehouse.
The major concern for the properties being rezoned is the lack of city sewage services. The existing buildings are using
septic systems for sewage which will not accommodate an industrial park type requirement due to a high water table
and poor ability to perk during the rainy season. City sewage services are available at either end of this area at existing
residential areas. Could the rezoning also include that the city bring sewage services to these properties so that they
could be developed into a park like environment.

LU13-01-09 Rezoning Proposal
This is our second comment on this proposal. We believe it is a bad idea if you look at the long term natural growth in
traffic on Mablevale C/O. This will become the same problem as Markham across from the Med Center that occured in
the early 1970's. The fight lasted for 20 years. This should be a mixed light commercial / office area / PRD's./PCD's..

Subject: City of Little Rock LUP changes (Arch Street Pike)
I just wanted to follow up with you. We will not be proceeding with a change to Mixed Use along this corridor. We will proceed
with a package of changes that does not change the Industrial designation along the west side of Arch Street Pike and will continue
with a mixed non-residential classification for the land on the east side of Arch Street Pike, south of your (3Ms) ownership.
No residential will be introduced on the Land Use Plan for the;City in this area. The Plan will show non-residential use for the
Corridor from Dixon Road north.
