One factor is access to the site. Unless there is access to the commercial are to
the south, the land will have great freeway frontage but no apparent way to get to
the development. Travel west via Otter Creek Road, Stagecoach and back to
baseline or travel east to the Mabelvale Pike exit to baseline. Access to the
commercial area south with a commercial grade street to connect Bass Pro
parkway with Baseline would make sense. But, that is not their property.
Otherwise why change it.

Separation of Fourche creek to west will contain any commercial development
from spreading to the west, but may prompt STD to C on the north side of
Baseline for the 6± acres abutting 430.
