This subject propertyis located across from my home and acreage: We
object to a buffer waiver contained in this proposal, and we also have
comments related to an implied expansion of the commercial zoning currentl,
in place.
We respectfully request that this item be moved to the action agenda so
that we can make our concerns known to the commissioners.

I was an active participant in the Chicot West/1-30 South Neighborhood Action Plan.
13624 Vimy Ridge Road is within that Plan's geographic area. The Conditional Use
Permit to allow a C-3 commercial use at that C-1 zoned location is essentially consistent
with the Action Plan's recommended land use plan which anticipates commercial
development at arterial traffic nodes.
I am delighted to see another new business is locating in the southwest area of Little
Rock; but I am concerned with the applied -for waivers. I do not feel the site warrants
decreased buffers on the north and west sides of the property.
The applicant notes he owns a large parcel of land mounding the site, and has
additional plans for commercial development in the area. if that is the case, then the
additional buffer space should not be difficult to obtain; plus I probably will oppose
additional commercial development to the west on County Line Road. Traveling west
along County Line Road from this site one finds several nice "estate" sized lots and
homes, and commercial development should not be allowed to encroach on that
residential area. There is room for limited development to the north on Vimy Ridge
Road, but the homeowners and residents of Quail Run Subdivision would probably not
appreciate intensive commercial development next to their homes either.
I support the Conditional Use Permit for 13624 Viuty Ridge Road if, axed only

held to compliance with staff recommendations regarding landscaping, buffering and
lighting.
