Re: Conditional Vse Permit -12800 County Line Road
I was an active participant in the Chicot West/I-30 South Neighborhood
Action Plan. I opposed the Land Use Plan Amendment for 12800
County Line Road from Single Family to Commercial. The Land Use
Amendment is inconsistent with the Chicot West2-3U Sauth Nei hbvrhood
Action Plan.
The plan calls for more intense commercial nodes at intersections along the
South Loop, and more neighborhood -friendly development at other crossroads
in our area. The Land Use Plan Amendment before you today seems to be a
premature step toward gaining commercial zoning for the property without 8.
publicly reviewed development plan.
Residents of the Irish Spring Estates would be unduly impacted by this
commercial development. I request the Land Use Amendment before you be
denied. I also request that the developer be required to maintain an
undisturbed buffer toward the residential property, should any higher
intensity zoning or Conditional Use Permit be granted.

Re: 12800 County Line Road — Land Use Plan Amendment — Residential
to Commercial
As President of Southwest Little Rock United for Progress, I oppose the
Land Use Plan Amendment for 12800 County Line Road from Single
Family Residential to Commercial, The residents of Irish. Spring Estates are
in the beginning stages of forming a neighborhood association, and
Southwest Little Rock United for Progress would like to encourage their
effort. We also would like to support Irish Spring in their fight for their
neighborhood. This neighborhood is feeling the effects of uncontrolled growth
in Saline County at their doorstep.
The long-range plan for the area was outlined in the Chico_t Westl1-30 South
1V i hb rhood Ac 'on Plan. The plan calls for more intense commercial nodes
at the intersections of collector and larger streets with South Loop. A day
care center could be built to resemble a residence and could possibly be
approved with a Conditional Use Permit, retaining the residential zoning for
the property.
I request that in the event of any escalation of zoning the residential
property that adjoins the project be afforded an undisturbed buffer.
