Subject: Notice of Land Use Plan Amendment, LU99-16-02
Dear Mr. Minyard:
Thank you for the information provided regarding the proposed land
use plan amendment at the 9400 block of Stagecoach Road.
We reside at 9301 Stagecoach Road and are very familiar with the
area under consideration as well as the traffic patterns in the area.
We are not in favor of changing the land use plan from multi family to
mixed. Our primary objection is that the Mixed land use plan would
permit commercial construction such as high traffic businesses , gas
stations, fast food restaurants, etc. We belive that the current
commercial zoned areas at the intersection of Stagecoach Road and West
Baseline as well as the intersection of Stagecoach Road and Otter Creek
should provide sufficient areas for commercial development and not
adversely impact the areas adjacent to the new subdivision built by
Diamond Development, Otter Creels subdivision which backs up to the
proposed area, or the church directly across the street from the
proposed area.
Further, under the current highway widening project on Stagecoach Rd
from Otter Creek to 1-430, turn lanes will only be constructed at the
major interchanges on this route (Otter Creek, W. Baseline, and Crystal
Valley Road). Limiting commercial development to these areas would
ensure that the smoother traffic flow provided by this widening project
would not be impeded by commercial properties in areas without turn
lanes. If a post office was located in the proposed land use plan
amendment area, I would anticipate a large number of turning movements
into and out of the facility during peak traffic times. Accidents are
sure to occur without the benefit of a turn lane.
We request that the land use plan amendment at the 9400 block of
Stagecoach Road be denied. Thank you for the opportunity to comment on
