I am not opposed to the applicant erecting two new buildings on their current property. However, I am strongly opposed to any land use admendment that would result in, or increase the possibility of re -zoning the surrounding area from R2 to Industrial. There are many single family homeowners in this area. I am optimistic that the City of Little Rock will be very careful to protect our property values and will continue to promote future residental development by ensuring the current R2 zoning remains in effect. Hopefully, an admendment can be granted in such a manner that will allow the applicant to build the new buildings on their current property while ensuring the surrounding area remains zoned a single family residental (R2). Briggs 5015699895 N FLOYD & J BERRY 218 P01 MAY 25 '99 22:40 Norm Floyd 8013 Mabelvale Cutoff Road Mabelvale, AR 72103-2215 501-568-4655 May 25,1999 To: City of Little Rock Planning Couuiuission Re: Request to "Amend land use plan from SF to I" at 13701 Pleasant Hill Road During the development of the Chicot West/1-30 South Neighborhood Action Plan residents of the represented Neighborhood Associations voted to restrict future industrial zoning away from the industrial corridors along 1-30 and the Union Pacific Railroad. Those residents also conceded that existing industrial zoning should remain in place, if the owners so wished; and that non- conforming industrial uses should be allowed to continue to operate. The current zoning request comes from one of the two properties currently zoned R2 but "grandfathered" at a higher usage level along Pleasant Hili. Road, I am opposed to the requested land use plan change. As an alternative, I would like to suggest the applicant be granted a PID to allow continuation of the existing use. This would allow the applicant to add the needed structures to the property without subjecting this predominantly residential neighborhood to unrestricted industrial development.
