3 AN ORDINANCE TO AMEND THE LAND USE PLAN (16,222) IN THE
4 AREA WEST OF INTERSTATE 430 AND SOUTH OF CHENAL
5 PARKWAY/KANIS ROAD; AND FOR OTHER PURPOSES.

7 WHEREAS, the future Land Use Plan should be reviewed periodically to maintain its accuracy and
8 usefulness; and,
9 WHEREAS, City Staff has reviewed the area in question provided, considering the existing
10 zoning patterns as well as trends in development in the area; and, a ',f� =M
11 WHEREAS, the Little Rock Planning Commission has reviewed the package of suggeste[h !�
12 and now recommends them for adoption;
13 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OFT I I E 01

15 Section 1. Two (2) areas, north of Interstate 30, east of Alexander Road. The first is Mixed
16 Commercial Industrial to Public institution for Pulaski Vo -Tech and the second is from Mixed
17 Commercial Industrial to Commercial for several commercial uses. (LU 13-02-01).
18 Section 2. Three (3) areas along Stagecoach Road from Fourche Creek to Otter Creek Road. 'file
19 first area is from Mixed Commercial Industrial to Service Trades District (south of Stagecoach Road at
20 Fourche Creek). The second area is from Mixed Office Commercial to Commercial (south of Stagecoach
21 Road and south of Otter Creek Road). The third area is from Commercial to Service Trades District
22 (north of Stagecoach Road at Otter Creek Road) for Mini -Warehouse, salvage yard and commercial uses.

24 Section 3. Two (2) areas east of Stagecoach Road between Baseline and Otter Creek Roads. The
25 southern area is changed from Public institutional to Office for a clinic. The northern is changed from
26 Office to Mixed Use at Stagecoach Village Drive. (LU 13-02-03)
27 Section 4. 'T'wo (2) areas, south of Colonel Glenn Road, east of Pritchard Road. The eastern portion
28 is from Park/Open Space to Public institutional for school district property. The western portion is from
29 Park/Open Space to Residential Low Density for two (2) homes on large tracts. (LU 13-02-04).
30 Section 5. Two (2) areas, west of Interstate 430 near Colonel Glenn Road. The first area is
31 northwest of the Interstate 430/Colonel Glenn Road Interchange from Mixed Office Commercial to
32 Commercial for dealerships and commercial uses. The second area is west of Lawson Road from Colonel

Glenn Road to Lawson Cut -Off Road from Commercial and Office areas to Service Trades District for a
contractor yard and future uses. (LU 13-02-05).
Section 6. An area to the southeast corner of Kanis and Shackleford Roads from Office to
Commercial for two (2) retail uses. (LU 13-02-07).
Section 7. Two (2) areas from Chenal Parkway to south of Kanis Road and Embassy Suite Drive to
west of Bowman Road. The first area is south of Chenal Parkway either side of Autumn Road from
Public Institutional and Commercial areas to Mixed Office Commercial for office buildings, retail uses
and hospital, The second is either side of Bowman Road south of Kanis Road from Mixed Office
Commercial and Neighborhood Commercial areas to Commercial for a retail center, maturing business,
liquor store. (LU13-02-08).
Section 8. Four (4) areas between Chenal Parkway and Kanis Road from Gamble Road to west of
Kirby Road. The first area is southwest of Shadow Lake Drive and Nix Road from Residential High
Density to Residential Low Density for an existing single family subdivision. The second area is west of
Kirby Road and south of Oak Meadow Drive from Residential Low Density to Public Institutional for
several Public Uses, Area three is west of Kirby Road, north of Kanis Road from Residential Low
Density to Residential Medium Density for an apartment development. Area four is either side of Old
Town Road from Office to Neighborhood Commercial for several small retail uses. (LU 13-02-09)
Section 9. Two (2) areas along Pride Valley Road from Kanis Road to Worthen Drive. The first area
is southwest of Kanis Road and Pride Valley Road from Public Institutional to Residential Low Density
for an existing single family subdivision. Area two is north of Pride Valley Road and west of Kanis Road
from Residential Medium Density to Suburban Office for an existing mini -warehouse small office
development. (LU13-02-10).
Section 10. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
ordinance.
Section 11. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
with the provisions of this ordinance are hereby repealed to the extent of such incon tency.
