This property is adjacent to the primary tract covered by LU06-19-01 and Z -4807-G. Riverside Acura, Riverside Subaru and Riverside Properties, LLC are fully supportive of the Applicants' land use and zoning requests set forth in the dockets referenced above. We also enthusiastically support the granting of the conditional use permit requested by Fellowship Bible Church. We believe the uses requested are compatible with the current uses, and will enhance the area substantially. We support the improvements to the public infrastructure which are referenced in the applications, and we believe the street improvements will promote the orderly flow of traffic in the area. The improvements to Kirk Road, including widening and signalization at the intersection with Chenal, will improve traffic flow and safety immensely. We welcome Fellowship Bible to the area and believe they will be a great addition to the neighborhood. The comprehensive planning embodied in these requests is an extremely positive development for this part of town. The value of moving forward on this large scale cannot be overestimated. We look forward to participating in the future in the specific planning processes which will accompany the development of the site immediately north and adjacent to our auto companies.
