Douglas@arkansas.gov] Sent: Wednesday, August 18, 2004 5:31 PM To: James, Donna Subject: Planning Commission Hearing, 8-26-04: Kanis & Cooper Orbit August 18, 2004 Dear Planning Commissioners: The Gibraltar Heights, Timber Ridge, Point West Neighborhood Association is opposed to amending the Land Use Plan from Suburban Office to Commercial zoning at Kanis & Cooper Orbit Roads. We just recently drafted the next Rock Creek Plan and much emphasis was placed on retaining a scenic corridor and preserving the Land Use Plan rather than spot -commercial zoning along Kanis Road. We ask you to go back to the original initiative to plan for a design overlay for the long rolling and winding corridor that is Kanis Road. Suburban Office is compatible with the many fine homes and apartments in the area whereas commercial zoning at this intersection would instigate more suburban sprawl similar to the domino -effect resulting when the Walmart at Bowman Road & Chenal Parkway changed the Land Use Plan at that intersection. Please have the courage to vote "no" to a course of least effort for the benefit of a healthier Little Rock. Other famous cities have created the scenic corridors we all enjoy visiting, and we can too.
