Planning Staff recommends approval. October 2, 1997, October 30, 1997 and June 25, 1998 Planning Commission Meetings. The commission recommended approval of Option One of the Kanis Corridor Study on June 25, 1998 with a vote of 6-3-2. The request is to rezone these two tracts, totaling 5.58± acres from Multi Family to Suburban Office. This parcel was a portion of that study and conforms to that study. A previous zoning attempt to build a 73 unit apartment complex met with great neighborhood resistance. At that time, a majority of the callers specifically stated that they did not want apartments and some suggested office uses for the site. The subsequent Kanis Road Corridor Study reinforced these sentiments by recommending that the land use plan for these properties be changed form Multifamily to Suburban Office. BACKGROUND CONTINUED The study represents nine months of work by the citizen committee concerning existing land use and zoning, a review of Future Land Use and Master Street Plans, a review of the current development trends in the area, a review of the Chenal Task Force recommendations and the Chenal Parkway Corridor Study, and discussions on design overlay districts (DOD), roadway designs and funding alternatives. An open house was held in July 1997 for further public input. The commission recommended approval of Option One of the Kanis Corridor Study on June 25, 1998. Currently Public Works is working on roadway sections for Kanis Road. When that work is done, the entirety of the Kanis Road Study will come before the Board of Directors. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That Multi Family at the NE and NW corner of Kanis Road and Point West be amended to Suburban Office on the Land Use Plan. SECTION 2. That the Land Use Plan be changed from Multi Family to Suburban Office on the attached sketch and be changed in the Land Use Narrative. PASSED: ATTEST: City Clerk APPROVED: Mayor
