He did not forbid repointing them or reconstructing them but mentioned that they were currently ok. They should be re-pointed in the next 5 years. There's pictures of the sunken piers in the report as well. I'm worried that leaving the piers exposed would hurt the home value and curb appeal. That sunken pier is fine structurally but it does look bad so we thought that something should be done to it and covering it up seemed like the best fix. I sent this over to our mason to see if he has any ideas on what we could do about the brick on the piers. The brick on the piers is pretty slanted and probably will not line up nice (hence the reason for bricking around them). Do you have any suggestions for us on how to make this look uniform? Could he use brick veneer just on the piers and do it so that it doesn’t stick out? I do not want to jack up the house to level the piers. We had a structural engineer come out and he recommended not to reconstruct the piers. I hope to hear back from Tom soon. We’ll wait to do anything until then. We can easily remove the brick around the porch. When we paint the house, we will paint the block around the porch too. When we get ready to paint I’ll reach out to you and Tom for approval. Please let us know what you think we can do about the piers. The areas circled in black on this side and anywhere like this visible from the street will not be signed off as maintenance. This has changed the appearance of the foundation and therefore is in conflict with state statutes. It does appear that some mortar has been repaired around the vent in the picture. I can sign off on the mortar repair as maintenance as long as the brick mason does not use Portland cement mortar which will damage your bricks. If the piers needed repair, they could be tuck pointed and meet the maintenance threshold. They would most likely need tuckpointig on all surfaces, even under the house. The brick on the front porch that is covering the concrete blocks cannot be signed off as maintenance either. This being said, you are dealing with both City and State on this since you are applying for tax credits.
