DD&F Building, LLC is a limited liability corporation established by the stockholders of DD&F Consulting Group in order to invest in office properties for the benefit of DD&F Consulting Group. Once the properties are purchased by DD&F Building, LLC, they are leased to DD&F Consulting Group. DD&F currently owns three properties located at 409 East Sixth Street (located next to above reference property), 521 Rock Street (located across the street and to the northwest of reference property) and at 601 South Rock Street (located next to property located at 409 East Sixth Street). All three of these properties are used as office space for the operation of DD&F Consulting Group. DD&F is in the process of purchasing the above referenced property subject to approval of the conditional use permit. DD&F Building, LLC has no other plans to make structural alterations other than needed repairs and maintenance to theproperty while working within the guidelines of the historical commission. The shingles as well as the flat roof areas will need to be totally removed prior to installing a new roof. In my professional opinion, this roof needs replaced within the next several months. This estimate is based on my inspection of the building on 4/27/04. I have broken down the estimate per roof area in order to prioritize a budget. SCOPE OF WORK Upper Roof: Shingle Roof - 1. Demolition: Completely remove the existing layer of asphalt shingles, felt and debris from entire roof section. 2. Decking: Inspect decking for water damage and replace as necessary *. 3. Underlavment: Install Ice and Water Shield to all valleys. Install 30 9 felt to remainder of roof. 4. Chimneys: Tuck — point chimneys as necessary. Install new flashings to all sides as well as new counter flashings. 5. Shinale Installation: Install 20 year fiberglass seal -tab Shingles. Paint all metal box gutter "covers" Flat Roofs: 1. Demolition: Remove built-up roof layers and the original metal roof. Decking: Inspect Inspect decking for water damage and replace as necessary *. 3. PVC Installation: Install IB Roof Systems PVC (50 mil) membrane. PVC -clad metal will be used around entire perimeter. The upper roof section will cost 7,685.00. Demolition: Remove the existing layer of shingles, felt and debris from entire roof area. 2.Decking: Inspect decking for water damage and replace as necessary *. 3. Underlavment: Install 30 # felt over the entire roof area. 4. Chimney: Tuck -point chimney as necessary. Install new roof flashings around entire chimney. Install new counter flashings. 5. Shingle Installation: Install 20 year fiberglass seal -tab shingles. ➢ Paint box gutter `'covering" Flat Roofs: 1. Demolition: Remove existing layers of built up roofing. 2. Decking: Inspect decking for water damage and replace as necessary *. 3. PVC Installation: Install IB Roof System PVC membrane to entire roof section. Install PVC -clad metal to entire perimeter. The lower roof section will cost 4.670.00. Work will be conducted in a workmanlike manner. Payment will be due upon receipt. Front Porch and Bay Window Roof Areas: 1. The process to replace these roofs will be the same as the flat roof specifications. The front porch roof and the bay window will cost 3.200.00. Work will be conducted in a workmanlike manner. Payment will be due upon receipt. Warranty: A five year Workmanship Warranty is issued upon completion. Excluded: 1. All structural and finish carpentry work is not part of this quote. 2. * Decking is replaced at time/material. Suggestions: 1. Shingle upgrades can add a lot of character to this house. We have many to choose from. Architect shingles (30 yr.), for example, will cost an additional 590.00. 2. Ventilation upgrades.
