ORDINANCE NO. 16,851
AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A PLANNED
COMMERCIAL DISTRICT TITLED THE VILLAGE AT
CHENAL -- LONG -FORM PCD (Z-5936), AND
LOCATED ON THE WEST SIDE OF CHENAL PARKWAY,
APPROXIMATELY 3/4 MILE NORTH OF THE WEST
KANIS ROAD INTERSECTION, IN THE CITY OF
LITTLE ROCK, ARKANSAS, AMENDING CHAPTER 36
OF THE CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the following
described property be changed from C-2 and R-2 to PCD.
A parcel of land in Sections 35 and 16, T -2-N, R -14-
W, and located on the west side of Chenal Parkway,
approximately 3/4 mile north of the west Kanis Road
intersection, Little Rock, Arkansas, being more
particularly described as follows:
Starting at the center of said Section 36; thence

the centerline of Chenal Parkway; thence Southerly

SECTION 2. That the conceptual preliminary site development
plan/plat be approved as recommended by the Little Rock Planing
Commission.
SECTION 3. That the change in zoning classification
contemplated for The Village at Cheanl -- Long -Form PCD is
conditioned upon obtaining a final plan approval within the time
specified by Chapter 36-454(d) of the Code of Ordinances.
SECTION 4. That the map referred to in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and it is hereby amended to the extent
and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 5. That this ORDINANCE shall take effect and be in
full force upon final approval of the plan.

AN ORDINANCE AMENDING CHAPTER 31 OF THE
CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK, ARKANSAS, PROVIDING FOR
VARIANCES FROM THE REQUIREMENTS FOR
RIGHT-OF-WAY WIDTHS FOR INTERIOR STREETS
FOR THE VILLAGE AT CHENAL -- LONG -FORM PCD
(Z-5936), LOCATED ON THE WEST SIDE OF
CHENAL PARKWAY, APPROXIMATELY 3/4 MILE
NORTH OF THE WEST KAKIS ROAD INTERSECTION,
LITTLE ROCK, ARKANSAS.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That Chapter 31 of the Code of Ordinances be
amended to provide for variances from certain requirements within
the Subdivision Regulations of the City of Little Rock for THE
VILLAGE AT CHENAL -- LONG -FORM PCD (Z-5936), located on the west
side of Chenal Parkway, approximately 3/4 mile north of the west
Kanis Road intersection, as follows:
Subsection a. That a variance be approved from the
provisions of Section 31-209 regarding collector street
standards and Section 31-282 regarding commercial street
standards, which provide for a minimum right-of-way width of
60 feet for collector and commercial streets, and permit
collector and commercial street rights-of-way to be 56 feet;
Subsection b. That a variance be approved from the
provisions of Section 31-209 regarding minor residential
streets which provides for a minimum right-of-way width of
45 feet and permit rights-of-way on minor residential
streets to be 44 feet in width.
Subsection c. That a variance be approved from the
provisions of Section 31-2 which defines a minor residential
street as one which serves no more than thirty-five (35)
single-family units, and permit minor residential streets to
serve not more than fifty (50) single-family residential
units.
SECTION 2. This ORDINANCE shall take effect thirty (30)
days from and after its passage.
