HomeMy WebLinkAboutletter to CommissionTo: Little Rock Planning Board 7415 Colonel Glenn Road Little Rock, Arkansas The 32700 square foot building at 7415 Colonel Glenn road is currently operating in two functions by UAMS Headstart. The rear portion of the building (approximately 22000 square feet) functions as a shipping and receiving warehouse for the UAMS Headstart program. The front portion (approximately 12700 square feet) functions as administrative offices and classrooms for the UAMS Headstart Program. UAMS has notified us they will not renew the lease for 2020. They will vacate the premises as of January 31, 2020. The rationale for this application is to renovate the vacated building at 7415 Colonel Glenn to provide a mini -storage facility in order to generate the necessary revenue to replace the lost revenue from the UAMS decision. The building is fully sprinkled inside and on its docks. The building currently supports storage, shipping and receiving by a single customer. We submit to keep this same function of storage, shipping, and receiving that has been taking place for years into multiple customers doing the same function. The rear of this same property operates as a storage/shipping facility now. Additional storage buildings (13 each) were added and approved for this site as of 2018 and 2019. The legal and structural composition of the project is to add aluminum storage buildings with steel struts for each such mini storage. The project is estimated to partition the current shell of a building into an estimated 300 (10x10 and/or 10x20) storage units. The outline of the project is to stay within the current building outline that is indicated on the submitted site plan The sketch plan is the site plan. There are no additional buildings proposed at this time. Access to the site will be the same as now. Access off Colonel Glenn will not change.
