My purpose for this application is to update the zoning to reflect the current and historical use
of the property located at 22 Daven. The property is currently zoned R-2 and my intent is to
update the zoning to a PD -R. It is my understanding that a PD -R designation more accurately
fits the current use as a duplex.
I purchased this home recently. It is my understanding that the property had been converted
to multifamily many years prior to my purchase. The building does not currently have separate
utilities, all utilities are shared.
I would like to update zoning so that I can separate utilities and add second meters. A
secondary goal of updating zoning is to conform the use for conventional financing. I have no
other intentions for updating zoning other than to separate utilities and qualify for
conventional financing.

hofines and cluster hollies, provided that the deilsIL 1ellla1 less than n 6 un � per acre. The
applicant has applied for a rezoning from R-2 (Single -Family District) to PD -VR (Planned
Development Residential) to recognize an existing residence with detached garage and second
floor apartment.

This request is located 65 Street East Planning District. The Land Use Plan shows Residential
Low Density (RL) for this property. The Residential Low Density (RL) category provides for
single family homes at densities not to exceed 6 units per acre. Such residential development
is typically characterized by conventional single family homes, but may include patio or garden
homes and cluster homes, provided that the density remain less than 6 units per acre. The
applicant has applied for a rezoning from R-2 (Single -Family District) to PD -R (Planned
Development Residential) to recognize an existing residence with detached garage and second
floor apartment.
