Planning Staff Comments:
1. There is no Bill of Assurance issue for this Original City of Little Rock property.
2. Provide signage plan.
3. Provide days and hours of operation.
4. Provide maximum enrollment.
5. Provide number of employees.
6. Locate trash pick-up/dumpster area and screening.
7. Provide parking plan for employees and clients.
S. Proposed awning, which extends into public right-of-way will require a franchise.
9. Approval is required from Historic District Commission.
10. Provide description of use listed as "1200 square feet of office space". Is this a separate use or part of the
day care?
Variance/Waivers:

Public Works:
1. The proposed land use would classify Cumberland Street and 11`s Street on the Master Street Plan as
commercial streets. Dedicate right-of-way to 30 feet from centerline. Provide survey showing centerline
of streets.
2. Obtain a franchise agreement from Public Works (John Barr, 371-4646) for the improvements located in
the right-of-way.
3. Plantings along Cumberland Street should not be crepe myrtles. Please contact Christy Marvel at 3714864
for permitted plantings.
Utilities and Fire Department/County Planning_
Wastewater: Sewer available, not adversely affected.
Entergy: Approved as submitted.
Centerpoint Energy: No comments received.
Southwestern Bell: No comments received.
Water: Contact Central Arkansas Water if larger and/or additional water meter(s) are required.
Fire Department: Approved as submitted.
County Planning: No Comments.
CATA: The site is located on a CATA bus route.
Planning Division: No Comments.
Landscape: No comments on this use issue only.
Other: Submit responses to staff issues no later than Wednesday February 15, 2006.
