Jack, per our conversation, can you please confirm the following amendments to your estimate:
1) Galvanized flashing will be used unless copper flashing is currently used. If copper is necessary
the additional cost in material will be added to the cost of the estimate.
2) The nails will be compatible with the flashing material.
3) Flashing will be replaced as may be necessary or required.
4) If there is damage or rotting, the siding will be replaced with original materials / in kind to the
existing materials used.
5) 30 lb tar paper will be used.
6) the flashing underlayment on the front porch be properly tucked under the clapboards.
7) If any clapboards are rotted they be replaced with 2 inch cedar lap siding or with the same type
of material that the current clapboards are made from. If the damage is minimal the wood may
be repaired with a consolidant. There may be additional cost if the siding is cedar.
8) The installer is not required to be certified by Tamko in order for the warranty to be effective.
Thank you.

Hi, Jack,
Please see message below from the state easement coordinator. Can you please answer these questions
for me?
1) What will be used for flashing? Aluminum or copper?
2) Will the nails be compatible with the flashing material?
3) Will the roofers replace all the existing flashing or only on an as needed basis?
4) If there is water damage or rot with the siding be replaced in kind with the original materials?
5) Is the plan to use 15 or 25 year underlayment shield (tar paper)?
6) Will the flashing underlayment on the front porch be properly tucked under the clapboards?
7) If any clapboards are rotted will they be replaced with 2 inch cedar lap siding or if the damage is
minimal the wood be repaired with a consolidant?
8) Is the installer certified by Tamko?
We might need to rework the estimate/contract to have this information in there. I am happy to help
type it up if you want to send me what you have.
Thank you,
Lyndsey

Subject: RE: 1008 Cumberland - replace roof
Good morning Lyndsey,
4
Congratulations on your purchase of 1008 Cumberland! I reviewed the roofing proposal this morning
and I have some questions for you to ask your roofer as I want to make sure they provide you with a
high quality job.
The roofer’s proposal is missing a couple of details that could impact the job costs for you. First, what
material are they planning on using for flashing? Aluminum or copper? The roofing nails should also be
compatible with the flashing metal material so they don’t deteriorate over time from galvanic corrosion.
I would also ask if they are going to replace all the existing flashing, or only on an as needed basis. Since
you have a hipped roof with dormers, the most vulnerable places for flashing failure will be on the sides
of the dormers. I can’t see the condition of the siding on the dormers so I can’t judge if there is any
water damage or rot there. If there is, it is a good indicator that the flashing should be replaced. If the
siding is rotted there, and needs replacement, replace in kind with the original materials.
Second, I don’t see anything in their proposal about an underlayment of ice and water shield (tar paper).
They make varying weights of that material in 15 and 25 year options. I recently did a small roofing
project for one of my friends, and when I checked the thickness of the tar paper before purchasing it,
the 15 was pretty thin and flimsy in my opinion. I bought the 25 instead as it was much thicker and
provided greater protection for the roof deck. The cost difference was minimal.
Also, on the roof on the front porch, the flashing looks like it is tucked under the clapboards like it
should be, but it looks like some of the clapboards may have some rot issues. The house has 2 inch cedar
lap siding on it, and if any of those boards need to be replaced, the wood should be replaced in kind
with cedar. If the rot issues are minimal and the wood can be repaired with a consolidant, I recommend
the Abatron products. www.abatron.com . I have had very good luck using them in my restoration
projects. Hopefully the flashing on the back porch and siding is solid as it is underneath the roof
overhang.
Being an attorney, I am sure you have read through the warranty information. I did spot a couple of
things that jumped out at me that I thought were worth mentioning. First, if there is any issue with the
shingles or decking they install, the warranty only provides you with 30 days to notify Tamko of a
discovery of a problem. Second, they are pretty strict about honoring the warranty in terms of
installation technique. I didn’t see anything in the warranty about the installer having to be certified by
Tamko, but it might be a question worth asking.
I will be in the office all day today (12/20) and tomorrow morning (12/21) if you have any further
questions or concerns you would like to discuss with me. My direct line is in my signature block below.
Cheers,
Paul

Ms. Dilks,
Thanks for the prompt email. I am copying Paul Porter on this email.
As I stated on the phone, I usually approve some minor replacement of soffit and fascia pieces of wood
at the same time. Your quote does not say, but have you considered installing a drip edge? If so, please
let me know.
We will wait on Paul’s response. After his approval, I will print a draft to send to you for your
approval. With your approval, I will then prepare the final version that is signed and dated. I will mail
the original to you and provide copies at the permit desk to clear any flags in the permitting system.
We hope to have this approved by the end of the week.

Subject: 1008 Cumberland - replace roof
Good afternoon, Brian,
Thank you for speaking with me today regarding the property at 1008 Cumberland Street, Little Rock, AR
72202. As we discussed, I am purchasing the property from the current owner on Thursday at 10:00
a.m. There has been some hail damage and the roof needs to be replaced. I have spoken with my
contractor and he recommends Tamko Architectural Shingles in Rustic Black or Weathered Wood. I have
attached a copy of the estimate and the Tamko website is as follows:
https://www.tamko.com/colors/greys/heritage-premium-rustic-black or
https://www.tamko.com/colors/earth-tones/heritage-premium-weathered-wood . Can you please tell
me whether either of these shingles can be approved? I would like to proceed as quickly as possible with
having the roof replaced. I appreciate your prompt attention to this matter. Please do not hesitate to
reach me if I may be of assistance regarding this matter. My cell phone number is (501)786-0719.
Kindest regards,
