I reviewed the roofing proposal this morning and I have some questions for you to ask your roofer as I want to make sure they provide you with a high quality job. The roofer’s proposal is missing a couple of details that could impact the job costs for you. First, what material are they planning on using for flashing? Aluminum or copper? The roofing nails should also be compatible with the flashing metal material so they don’t deteriorate over time from galvanic corrosion. I would also ask if they are going to replace all the existing flashing, or only on an as needed basis. Since you have a hipped roof with dormers, the most vulnerable places for flashing failure will be on the sides of the dormers. I can’t see the condition of the siding on the dormers so I can’t judge if there is any water damage or rot there. If there is, it is a good indicator that the flashing should be replaced. If the siding is rotted there, and needs replacement, replace in kind with the original materials. Second, I don’t see anything in their proposal about an underlayment of ice and water shield (tar paper). They make varying weights of that material in 15 and 25 year options. I recently did a small roofing project for one of my friends, and when I checked the thickness of the tar paper before purchasing it, the 15 was pretty thin and flimsy in my opinion. I bought the 25 instead as it was much thicker and provided greater protection for the roof deck. The cost difference was minimal. Also, on the roof on the front porch, the flashing looks like it is tucked under the clapboards like it should be, but it looks like some of the clapboards may have some rot issues. The house has 2 inch cedar lap siding on it, and if any of those boards need to be replaced, the wood should be replaced in kind with cedar. If the rot issues are minimal and the wood can be repaired with a consolidant, I recommend the Abatron products. www.abatron.com . I have had very good luck using them in my restoration 4 projects. Hopefully the flashing on the back porch and siding is solid as it is underneath the roof overhang. Being an attorney, I am sure you have read through the warranty information. I did spot a couple of things that jumped out at me that I thought were worth mentioning. First, if there is any issue with the shingles or decking they install, the warranty only provides you with 30 days to notify Tamko of a discovery of a problem. Second, they are pretty strict about honoring the warranty in terms of installation technique. I didn’t see anything in the warranty about the installer having to be certified by Tamko, but it might be a question worth asking. As we discussed, I am purchasing the property from the current owner on Thursday at 10:00 a.m. There has been some hail damage and the roof needs to be replaced. I have spoken with my contractor and he recommends Tamko Architectural Shingles in Rustic Black or Weathered Wood.
