The western portion facing Cumberland Street was once the public entry and plant for the cleaners - constructed ca. 1988 (original architectural / engineering drawings are available and indicate the work to be new construction). The eastern portion next to the existing alley was an original building (pre-dating the 1988 cleaners however no definitive construction date has been determined. The 1939 Sanborn Map (Vol. 1 , Sheet 38) indicates the eastern portion as a ‘warehouse for a water bottling company’. Apparently, an addition was made to the southeast portion of the warehouse resulting in the current day open areaway separating the original “L” shaped warehouse. In the early 2000s, the current owner purchased the entire building and renovated the western portion, including the second level for an architectural practice. The plant portion of the cleaners and the warehouse remained as storage space. In 2016, ‘Arkansas Circus Acts’ leased the middle portion (once the plant for the cleaners) and remains in that space, to-date. The owner desires to rehabilitate the former warehouse (approx. 3,000 sf) as a private residence - with central heat and air-conditioning. Upon inspection of the existing space, the architects (Kwendeche, FAIA and Fabian Marks, Assoc. AIA) have determined the good feasibility of converting the space for the functional requirements of the owner (including an internal garage accessible from the existing 20 foot wide alley, two bedrooms / bath, kitchen / utility room and living / dining area. The owner intends to remove the existing ‘dryvit’ finish on the north facade (up to the east face of the existing ‘tower’) to expose the original brick finish including the re-installation of the original terra cotta wall copings (currently salvaged, on-site). The existing window and door openings on the north facade shall remain in there specific location with changes to the function and finish type. A new roof structure with a light colored reflective waterproof membrane finish will cover the entire roof area without impact on the existing roof parapet heights. The existing areaway shall remain open and act as a means for enhanced natural lighting. The existing exposed brick finish to the south and east facade shall remain - to be cleaned and repointed. The south facade steel windows shall remain and be refinished with new glazing. The application documentation illustrates the specifics of all of the intend- ed changes to the existing structure. The applicant is pleased to have the opportunity to rehabilitate this historic place to further enhance the unique character of the MacArthur Park Historic District. The intent is to remove all loose material from the roof and demolish the raised wood framed vent housing units. Entire roof finish (including structural components shall be rehabilitated, including a new light colored reflective waterproof membrane finish. The intent is to re-install salvaged terra cotta wall coping to the tops of all parapets. A supply of salvaged coping remains in storage within the building. New roof structure to be low-slope toward the east without the use of the existing scuppers and downspouts on the north elevation. Exposed brick shall be inspected and the applied paint finish removed and repointed, as needed. The intent is to coordinate with ‘Entergy’ to best determine a more aesthetically and functionally acceptable power connection to the building. The intent is to remove the existing rainwater downspouts and the ‘blue’ canvas canopies.
