RE: 1008 Cumberland, Dilks Property Investments, LLC
Application for Certificate of Appropriateness (COA)
Dear Mr. Minyard:
I am the owner of Dilks Property Investments, LLC, the entity that recently purchased the lovely property
at 1008 Cumberland Street, Little Rock, AR 72202. As the property is zoned for commercial use, the space
is being rented to Dilks Law Firm, my law practice. The Lash Queen is also renting a portion of the space.
With these new businesses occupying the property, the sign that currently stands in front of 1008
Cumberland needs to be updated. The structure of the sign will not change. As indicated in the attached
Invoice from Fastsigns, 3 separate panels will be added to each side of the sign. A black panel with creamy
white lettering will be placed at the top panel location to depict the house number and street name. A
second panel with a blue/grey background will have a red trim and creamy white lettering stating "DILKS
LAW FIRM". A third panel will be placed at the bottom of the sign, having a red background and creamy
white lettering stating "THE LASH QUEEN". All colors being used for the panels are colors currently used
on the exterior of the house.
As required by the Instructions for Filing for a Certificate of Appropriateness, I have enclosed the following
1) Application for Certificate of Appropriateness;
2) Warranty Deed setting forth transfer of ownership of 1008 Cumberland to Dilks Property
Investments, LLC;
3) Secretary of State LLC information for Dilks Property Investments, LLC indicating Lyndsey
D. Dilks as the Registered Agent and Officer;
4) Invoice from Fastsigns setting forth material to be used and cost for signage;
5) Image of proposed finished product;
6) Photograph of current sign structure; and
7) Photograph of 1008 Cumberland depicting the house and the sign structure.
Updating the sign with the new business information will be an announcement to the community that this
property is no longer vacant. It is my understanding that it has been empty for a number of years. Further,
the sign as proposed will be of complimentary colors to the house. The businesses are not using their own
logos but have chosen to allow the signage to be more in character with the house.
I believe this correspondence and the enclosures meet the requirements set forth in the Instructions for
Filing for a Certificate of Appropriateness. However, I hope You will not hesitate to reach me if you require
additional informat' n and/or documentation.
