FOUNDATION- Install new piers and support beams with jacks under structure and level home. Replace any missing or damaged brick with period correct masonry. Repoint mortar joints with period correct mortar and point style. Regrade soil away from foundation walls. FACADE- Replace all damaged siding, fascia and exterior trim work with existing style which mostly appears to be original to the style of the home. Replace damaged front porch column and level porch roof. DEMOLITION-Remove front handicap ramp, south side deck, and rear deck. Replace only rear deck with one smaller that won’t encroach on side set back. Remove lean to storage shed located next to old garage apartment in rear of property (northwest corner). ROOFING-Replace roofing with new architectural shingles and reinstall original metal roof ridge cap. LANDSCAPING- Remove all undergrowth. Trim and sculpt trees and shrubs. Install French drain around foundation. Regrade yard to prevent water from further getting under house. EXTERIOR PAINT- Scrape all loose paint. Primmer and paint entire structure where paint already exists. PLUMBING-Replace kitchen fixtures, bathroom fixtures and any supply and waste lines that need attention under and away from the house. ELECTRICAL-Replace missing interior light fixtures and ones that need attention. Replace kitchen appliances. Make any repairs to electrical lines and circuits where attention is needed. HVAC- Replace first floor ductwork in crawlspace. Repair or replace second floor unit. INTERIOR PAINT- Repaint walls, trim, and cabinetry throughout house. CABINETRY- Replace kitchen, pantry, laundry, and breakfast nook cabinetry. COUNTERTOPS- Install new quartz counters in kitchen TILE- Repair or replace tile in bathrooms. Install new kitchen backsplash. FLOORING- Repair and replace original oak flooring where possible and refinish. Repair and replace engineered oak flooring where possible. GARAGE- Convert structure from an apartment back into a garage and storage building. Replace siding and paint to match house. Add garage doors back to allow entry into garage from alley. Add necessary lighting and circuits for structure. FENCE- Repair gate and fencing in front on the northeast corner of house. Remove gate on the southeast corner of house to expose original driveway down southern side of home. Add a gate at end of driveway at the southwestern corner of house.
