I Feature Masonry Dateof Feature 1925 Describe existing feature and Its condition The structure has a red brick facade. The mortar has washed out around most of the bottom of the building. Some mortar joints are breaking and zig-zag cracks can be seen in places. In some areas, near the foundation, the brick is very stained. Photo numbers 1 - Drawing numbers Describe work and impact on feature The foundation will be stabilized and the brick will be repointed, with matching mortar in color, strength, and joint style, where the mortar is cracked or missing. The brick will also be cleaned where needed using the gentlest means possible. Number 2. Feature Windows Dateof Feature 1925, c.2014 Describe existing feature and Its condition The windows are wood casement and double hung. The bottom sash of some of the windows is rotten. Several of the windows are missing hardware. Most of the windows are painted shut. Two of the bathroom windows have been replaced. Hardware will be Number 3 Feature Electrical Dateof Feature 1925, c. 1960 Describe existing feature and its condition There is original knob and tube wiring running through the building. The electrical service appears to have had some upgrades in the mid -twentieth century. The electrical j service is not adequate nor up to modern code. There are several original light fixtures still in the building. There are two wall heaters and the rest of the units are heated with fireplace heaters. Each unit has a non-functioning floor furnace. This will help to control the interior climate and update the building. Number 5 Feature Plumbing Date of Feature 1925, cl960, cl980, 2017 Describe existing feature and its condition The original plumbing system is still in place. The bathroom sinks and toilets were replaced around 1960. One bathroom has new. fixtures. The kitchen sinks were replaced and dishwashers added around 1980. Water heaters are exposed in the kitchen. The sewer and water service does not meet code. The kitchens will receive new sinks and tankless water heaters. The sewer and water service will be replaced and brought up to meet code. These changes will update the building and make it more energy efficient. Number 6 Feature Exterior Carpentry Dateof Feature 1925 Describe existing feature and Its condition In several areas around the exterior of the building, the soffit is rotten. The back porches are in poor condition and are not stable. The balcony foundation piers have suffered from water damage and rot. The balconies will be stabilized and wood repaired or replaced only when damaged beyond repair;;V' Page 2 of 5 HISTORIC PRESERVATION CERTIFICATION APPLICATION PART 2 — DESCRIPTION OF REHABILITATION Number 7 Feature Floors Dateof Feature 1925, c. 1990, 2017 Describe existing feature and Its condition The original wood floors are still intact in the apartments and foyer. They are dirty, scratched, and have paint drippings on them. There are holes in the floor where floor furnaces have been. Around 1990, sheet vinyl flooring was put in 3 of the kitchens. It is dirty, scratched, and worn out. The entrance foyer has the original red tile floor and the three bathrooms have the original 1" hexagon tile flooring. In unit 2, the bathroom has new black and white tile and the kitchen has new vinyl plank flooring. All the fireplaces retain their original hearth tile. The floor furnaces will be removed and the floor will be patched with matching wood salvaged from the closets.'' New wood will be installed in the closets were needed./ The vinyl flooring will be removed from threee kitchens and new vinyl flooring will be installed.v�The.original tile flooring will stay in tact and new flooring will remain.i/ These changes are necessary to update and refresh the building. Number 8 Feature Paint & Stain Dateof Feature c.1990 Describe existing feature and Its condition The paint on the walls, ceilings, trim; and doors is dirty and worn. Some of the ceilings have water stains from roof leaks. The stained millwork in the corridors and stairway is worn, scratched, and dingy. The exterior paint is old and peeling. The soffits and back balconies will be repainted to freshen the exterior and cover the new and repaired carpentry.✓ The corridor and stairway millwork finish will be refreshed with sanding and staining as needed. A new coat of polyurethane will be applied.,, Number 9 Feature Countertops Dateof Feature c.1990 Describe existing feature and Its condition The kitchen countertops are laminate. They are scratched, worn, and at the end of their expected life. They are in fair shape but do not supply adequate counter and storage space. Number 12 Feature Walls & Ceilings Dateof Feature 1925, c. 1960, 2017 Describe existing feature and its condition The walls and ceilings are original plaster. The walls are in good condition. The ceilings are in good condition but the one in the foyer has significant staining from a roof leak. The tile wainscot in -two of the bathrooms is worn and dated. Some tiles are missing or cracked. The bathroom in Unit 2 has new tile wainscoting. The bathroom in Unit 4 has a new pre -fab tub and surround. New tile wainscot will be installed in the bathrooms with old tile to refresh and update them and to stop water intrusion from the shower.
