Project Description with Conditions listed:
1) Project to adhere to the accepted Part II application for the Federal Income Tax credit.
2) Brick and Mortar Repair
a) Replace missing bricks as needed to match existing pattern.
b) Brick will be repointed, with match mortar in composition, color, strength, and joint style where
mortar is missing or cracked.
3) Roofing
a) Remove multiple layers of asphalt roofing and/or additional layers of roofing materials.
b) Repair decking with boards of same thickness, (plywood, chipboard, or 1x boards for decking.)
c) Drip edge may be installed. Paint exposed edge to match fascia.
d) Gutters may be removed and replaced if necessary for roof installation.
e) No changes will be made to the roof pitches, gables, or valleys.
f) Reroof with three tab shingles.

Wood Soffit and Fascia Repair
a)
Remove damaged soffit and fascia pieces and replace with wood boards of same dimension,
shape and profile.
b)
Caulk, prime, and paint.
5)
Wood Windows
a)
Repair wood windows to an operating state.
i) Replace sashes only when more than one member of the sash is rotten.
ii) Clean, repair, reglaze and repaint sashes and jambs.
iii) Replace cord and weights where needed.
6)
Trim
Boards around Windows
a)
Remove damaged trim boards and replace with boards of same dimension, shape and profile.
b)
Caulk, prime, and paint
7)
Rear Stairs and Deck
a)
Remove rear stairs and landings.
b)
Rebuild in same location.
c)
Bring handrails to code.
d)
Stain or paint as desired.

8) Mechanical Units
a) Heating and Air conditioning units
i) Place condensing units at the back of the building away from the street view.
ii) Do not run supply or condensate lines on the exterior of the building.
