The Land Use Plan shows Residential Low Density (RL) for the subject 6 lot property and all the lots are undeveloped except the very most southern lot. There is a boarded up vacant single family home on this lot. The Residential Low Density is for single-family homes at densities no greater than six dwelling units per acre. The applicant has applied for a rezoning from R-2 (Single Family District) to R-4 (Two family District). Pertained to the rezoning request the applicant requested for a Land Use amendment from Residential Low (RL) to Residential Medium (RM). The Residential Medium Density accommodates a broad range of housing types including single-family attached, single family detached, duplex, town homes, multi-family and patio or garden homes with the density between six (6) and twelve (12) dwellings unit per acre. The south side of the property is W 20th Street and it is shown as Local Street on the Master Street Plan; the primary function of a Local Street is to provide access to adjacent properties. Local Streets that are abutted by non-residential zoning/use or more intensive zoning than duplexes are considered as “Commercial Streets”. A Collector design standard is used for Commercial Streets. These streets may require dedication of right-of-way and may require street improvements for entrances and exits to the site. W est side of the property is Aldersgate Road and it is shown as a Collector on the Master Street Plan. The primary function of a Collector Road is to provide a connection from Local Streets to Arterials. There are no bike routes shown in the immediate vicinity.
