Roofing Proposal

Scope of Work –Dwelling Roof Replacement:
• Protect all property below roof. Move aside any breakable items as possible and
lay out tarps.
• Remove existing 3-tab, 25-year composition shingles, felt, and all roof accessories
down to bare plywood roof deck. -1 layer
• Detach 170+ feet of existing metal hip & ridge caps and finial and set aside.
**Customer is responsible for re-furbishing or fabricating new ridge metal details.
• Inspect all plywood sheathing on roof for any damaged/ rotted wood.
• Replace any/ all damaged plywood sheathing. **Proposal includes up to (6) sheets of 7/16”
OSB sheathing at no additional cost to customer. Any additional plywood replacement will be performed at a
rate of $60 per sheet.
• Inspect all sidewall & headwall flashings. Repair/replace standard sidewall
flashings as needed. *If new custom flashings are needed, additional costs will apply.
• Inspect all copper chimney flashings. Re-use existing flashings if found to be in
good condition. If fabrication and replacement of new flashings are required,
additional charges will apply.
• Install 30-pound synthetic felt over entire roofing area, secured with button-cap
staples.
• Install self-adhering ice/water shield underlayment in all valleys, along sidewalls,
around chimney bases, over low-slope front porch roof areas, at pitch transitions
near eaves, and over other vulnerable areas.
• Fabricate and install 130 feet of 16 0z. copper w-profile valley metal. Secure valley
metal using copper clips and fasteners.
• Fabricate and install new flanged-cap copper roof jacks to cover HVAC exhaust
pipes.
• Install 440 feet of pre-finished drip edge metal on roof rakes & eaves (perimeter).
• Install 440 feet of CertainTeed High-Performance starter course around the entire
• perimeter of the roof (rakes & eaves).
• Install Lifetime flashings on all plumbing vent pipes.
• Install 55 SQUARES of CertainTeed Grand Manor Lifetime designer composition
shingles per manufacturer’s specifications. COLOR: Georgian Brick
**NOTE: This estimate is for installation of the Grand Manor shingles in combination
with CertainTeed Carriage House shingles to create a custom pattern/ design.

• Install 170+ feet of newly re-finished/ re-fabricated metal hip & ridge caps and
finial. Secure with appropriate fasters and seal.
• Secure and seal all flashings, pipes, vents, and all other items necessary.
• Paint all pipes to blend in and match roof.
• Clean-up and remove all debris from job site.
• Inspect job site and remove all loose nails using magnets.
• 5-year labor warranty (One time transferrable)
• Registration of shingle roof system with CertainTeed for a 4 STAR Sure Start Plus
Warranty. Coverage against material defects with a 50-year non-prorated period.
(One time transferrable within first 12 years)
Total Investment for Roof: $32,830.00
