CONTRACTOR AND OWNER SHALL COMMUNICATE WITH STAFF ON ANY QUESTION THAT ARISES ON THE INTERPRETATION OF THIS CERTIFICATE. 1) Foundation a) Install new piers and support beams as needed under structure and level home. The preference is to shim and level home on existing piers if structurally sound. Do not raise house more than two (2) inches on the front fagade. The rear of the house may be raised to this level. b) Install brick piers to support front porch. Match brick to existing. Bricks from interior piers may be used on exterior pier locations. Match size of brick piers to existing. c) Do not install concrete blocks to replace piers anywhere that is visible from the exterior of the building. d) Replace any missing or damaged brick with period correct masonry. Repoint mortar joints with period correct mortar and point style. Use Type N mortar with joint to match existing. e) Regrade soil away from foundation walls. 2) Brick and Mortar Repair and Chimney a) Brick will be repointed, with match mortar in composition, color, strength, and joint style where mortar is missing or cracked. Use Type N mortar with joint to match existing. b) Replace one chimney as per photographic evidence on north side of house. Brick to be plastered and corbelled. c) Chimney flues will be capped with a flat metal cap to keep bats from entering flue and the house. d) Material should be painted or treated to prevent rust. 3) Porch repair a) Reframe porch on brick piers with shed roof pitch as shown in photo. b) Porch flooring will be replaced with tongue and groove wood decking running perpendicular to Commerce Street. c) Install 3 turned spindles posts on porch. Install half spindles on right and left side of porch. d) Porch ceiling to be true bead board ceiling running perpendicular to Commerce Street. e) Roof with roll roofing to match shingles on house. 4) Concrete Steps at front of building a) Level concrete steps and reuse. b) Do not install handrail on porch steps. 5) Wood Siding and Trim Board Repair a) Trim Boards and Siding Repair i) Remove damaged trim boards and siding pieces and replace with boards of same dimension, shape and profile. Siding shall be bevel wood siding to match the north side of the house. ii) Caulk, prime, and paint. b) Trim Boards around Windows i) Remove damaged trim boards and replace with boards of same dimension, shape and profile. Match details of existing windows on north side of house. ii) Caulk, prime, and paint. c) Gable end vent shall not be removed. Replace louvers in vent as shown in photo. 6) Wood Soffit and Fascia Repair a) Remove damaged soffit and fascia pieces and replace with wood boards of same dimension, shape and profile to match photo. b) Caulk, prime, and paint. 7) Windows and Doors a) All windows to be replaced with sizes as shown in photo. b) Windows to be wood windows, not vinyl or wood clad. c) Do not remove widow on porch that faces south. d) Remove sidelight on front door. e) Door shall remain in the same location. Door shall be a 36 inch or wider all wood door with one- half glass window on top. Do not buy a Craftsman type door. 8) Painting a) Scrape areas as needed. b) Apply one coat of primer, and two coats of paint. 9) Roofing a) Remove multiple layers of asphalt roofing and/or additional layers of roofing materials. b) Repair decking with boards of same thickness, (plywood, chipboard, or 1x6 boards for decking.) c) Drip edge shall be installed. Paint exposed edge to match fascia. d) Gutters shall not be installed with the exception of a half -round gutter on the front porch with downspout in location as shown. e) No changes will be made to the roof pitches, gables, or valleys except to correct swag in center of house that is visible from Commerce Street. f) Reroof with three tab shingles. 10) Fencing a) Do not install any fences. A fence has not been approved for this property. 11) Driveway a) Do not install a driveway. A driveway has not been approved for this property. 12) Mechanical Units - Heating and Air units - a) Install and exterior unit to the east of the house. b) Install supply/condensate lines inside the cavity of the wall. Do not run supply or condensate lines on the exterior of the building. c) Place condensing units at the back of the building away from the street view.
