The City of Little Rock is considering a Land Use Plan Amendment for the Pine Mountain Neighborhood located at the intersection of Pinnacle Valley Road and Cantrell Road, see attached map. The Pine Mountain area is currently shown as Transition on the Future Land Use Plan, which allows some office uses in addition to residential. While staff feels that Transition is an appropriate future use for this area, staff also recognizes that a parcel by parcel conversion in use can be disruptive to the overall area. The proposal under consideration would required larger areas in order to change use (in this case possibly the entire area along Pine Mountain) rather than lot by lot changes. A similar designation has been used for areas surrounding the Little Rock Airport, which are currently predominately single family. These areas are covered by a special designation, which states that any changes should be made at the block level only. The Planning Staff is now asking you as property owners in the Pine Mountain neighborhood for your comments on such a change both positive and negative.
