How many sq feet to be added and removed broken down to each floor and each area?
Before and after sq ft of each floor.
PSW Response: See attached Exhibit A plan diagrams including plan diagrams explaining square
footage add/removal.
How many square feet in cultural living room? The cultural living room is not shown on the graphic.
What are the rough dimensions of the removed part on the northwest, the new additions on the west and
southwest? How much further will the restaurant extend south from the existing building?

Is that a retaining wall to the SE of the restaurant? (NE to SW line with slightly curved ends) PSW
Response: This is a low, seat wall, approximately 18” – 20” tall, made of precast concrete. See
details in Exhibit B landscape package.
Is that the final location of the Standing Red sculpture?
TBD - Proposed location to be submitted for Parks Department Approval.

Are you reversing the one-way traffic on the crescent drive? PSW Response: Yes, and providing a drop-
off area as part of the new north entrance.
Are you keeping the existing dock on the east, and do the radii work for the size of trucks you are
expecting? PSW Response: Yes.

What if they do not raise enough money for the parking grove, is there an alternative
design? (Landscaping always seems to get cut first.) PSW Response: There is currently not an
alternative design for the parking grove. Should there be budget concerns, various design cost
savings measures will be reviewed/implemented, but it is not anticipated that an alternate parking
design will be needed.

What if they do not raise enough money for the parking lot materials, is there an alternative
design? (Landscaping always seems to get cut first.) PSW Response: See previous question/response.

Page 13 (Some of these questions will be for each elevation. Please answer where applicable.)
Stained brick: will it be the same color stain all over the building? Will the stain be adjusted to have the
same final color on the building? Which parts will be painted and which will be stained? This question is
for all four elevations. PSW Response: All Brick will receive a penetrating stain to homogenize the
variety of existing colors within the current façade. Where new brick is used at the Art school, West
façade, those tones will be used to reinforce the new openings. Overall the colors will be in a
consistent tonal family. See Exhibit C exterior material and glazing elevations details of material
locations and window sizes.

Will the copper “mansard” roof remain? Same material and color?
PSW Response: The Mansard roof will be removed at the west and south elevations to allow for
new construction. One section of Mansard Roof on the south side of the theater will partially
remain but will not be visible once new construction is in place.
Number and Rough size of windows, for the aluminum storefront system. What is that material above and
below the windows?
PSW Response: See Exhibit C exterior material and glazing elevations details of material locations
and window sizes.

Describe ribbed metal screen enclosure to conceal mechanical equipment. Cut sheet would be great. PSW
Response: This will be a horizontal flat ribbed metal panel. We will follow up with a cut sheet.
What are those other openings on the left hand side of the building? Vents? PSW Response: Yes those
are louver vents for the mechanical room.
What is the size of the stained concrete masonry units? PSW Response: This material is being revised
to finished concrete with a penetrating stain sealer to match adjacent material tones.

Will you Allow reuse of the paver blocks in the drive? Will this area be graded and resodded? PSW
Response: Refer to attached Exhibit B landscape package and Exhibit F site paving material
diagram for proposed paving in this area.

Is that a dumpster enclosure on the east side? What is it made out of? We have minimum heights on
dumpster enclosures and min screening requirements.
PSW Response: Yes, there is a new dumpster enclosure being located in the existing east dock.
The height of the enclosure is 8ft tall and constructed out of stained brick veneer (will match
building) over CMU backup material. Entry gates are metal vertical pickets w/ solid metal sheet
panel. This will serve the current dumpsters for both the military museum and the Arkansas Arts
Center. See attached Exhibit D dock railing and steps.

Is that small overhead door existing? Is that a separate building? PSW Response: The existing elevation
view on page 19 is cut such that it is cutting through a small existing utility building. That building
is being removed and the dumpster enclosure is being put back in it’s place.

What happens to the “The Arkansas Arts Center” wall sign? PSW Response: No building signage or site
signage is being submitted for review at this time. Once AAC has concluded their signage and
branding studies a full signage package will be submitted to Historic Commission for full approval
under a separate application.

I do not see any signage or identification signage. I will need a complete rundown of all signs, banners,
etc. Signs are one of the specified items that the HDC reviews per city ordinance. There is a standard sign
for the park that should be used that was adopted by parks. Will you be utilizing that theme signage?
PSW Response: No building signage or site signage is being submitted for review at this time.
Once AAC has concluded their signage and branding studies a full signage package will be
submitted to Historic Commission for full approval under a separate application.

What are the petal seatwalls made of? Height and width? What is the surface of the drive? Will you
include a statement on “Standing Knife Edge” being moved to the entry? What is the base for Standing
Knife Edge? It looks elevated. Materials and size, please. PSW Response: Precast concrete. Refer to
Exhibit B landscape package for details.

What are the pavers on the courtyard floor? Cut sheets are always appreciated. PSW Response: 12” x
24” Limestone unit pavers [Caramel Crème Limestone, as supplied by Maiden Stone]. Refer to
Exhibit F site paving material diagram.
Generalized Questions that are asked of all applications.
Foundation: List materials, finishes, and height. Does the brick go to the ground or is there a different
material? PSW Response: Brick goes to the ground
Steps to Building: List materials and finishes of finished steps. Provide materials and finishes and provide
sketch of handrails. PSW Response: The only place we have exterior steps is at the Art loading dock
and the East loading dock. In both those locations the steps are cast in place concrete and the
railings are painted steel. See attached Exhibit D dock railing and steps.
Walls: See above. PSW Response: See attached Exhibit C exterior material and glazing elevations
Windows: Specify brand, model number, finish, and size for all windows.PSW Response: See attached
Exhibit C exterior material and glazing elevations
Doors: Specify brand, model number, finish, and size for all exterior doors. PSW Response: Doors at
public entries will be all glass pivot doors or custom steel framed glass doors. Secondary
entrances will be pre-finished aluminum storefront. Services doors will be flush hollow metal with
hollow metal frames.
Lighting: Specify location, brand, model number, finish, and size for all exterior lighting either affixed to
building, or freestanding. PSW Response: See attached Exhibit G1 site light fixture diagram images
and cut sheets. Also, refer to Exhibit G2 Exterior building lighting for building mounted fixture
locations/types.
Gutters: Show locations of gutters on elevations with size and materials of guttering and downspouts.
PSW Response: No gutters are used on the building. On the existing north and east walls there
are existing thru-wall scuppers and downspouts which will remain. These are square painted
aluminum, bronze color (see existing image on page 18) There will be two new thru wall scuppers
and downspouts added at the south service kitchen addition. These will match the existing in
design and color.
Mechanical Systems: State location of any exterior air conditioning/heating system units. Are all of them
on the west side of the building? If not, where?
PSW Response: All exterior ground level mechanical and electrical equipment will be located
within the Mechanical enclosure on the North West side of the site. Two other Mechanical units
will be roof mounted on the East side of the building. See attached Exhibit H roof material plan and
RTU locations.
Satellite Dishes: State location and details on any satellite dish. If not using a dish, please state so.
PSW Response: No Satellite Dish
Roof: State materials to be used.
PSW Response: See attached Exhibit H roof material plan and RTU locations for material cut
sheets. The folded plate blossom roof will be a PVC Membrane roofing system w/ applied battens.
Color to be white. The typical new roofing at all other flat roofs with parapets will be a
thermoplastic olefin (TPO) membrane roof. Color to be white. New silicone roof coating system to
be applied to existing membrane roof systems to remain. Color to be white.
Vents: Any vents protruding above the roof that are of any size? PSW Response: There will be various
exhaust vents on the roof but none are anticipated to be of significant size or highly visible.
Solar Collectors: Provide details on locations, size, material, and finish if any.
PSW Response: No Solar.
Fencing on site: Provide details and locations on permanent fencing, size, material, and finish.
PSW Response: See attached Exhibit B landscape package, sheet L-801 for fencing located at
West art Yard. See also sheet L-411 & L-412 for fence plant screening.
Site Plan: Provide site plan with dimension of setbacks on building, and fencing. Please note the
difference in setbacks along Commerce St. Also, setback form the crescent drive for the cultural living
room and the first floor. Spacing between Arsenal building before and after. PSW Response: Refer to
attached Exhibit I site plan with dimensions.
Walks/Sidewalks/Drives: Provide information on city sidewalk repair or replacement if any. Provide
information on any private sidewalks and vehicular drive/parking pads with size, materials, and finish.
PSW Response: Refer to details in attached Exhibit B landscape package.
Landscaping: Provide details on any wall, planting bed border, or any other fixed inert building material
used in permanent landscaping structures. The commission does not review trees, shrubbery, nor grass,
but they do review what they are planted in. PSW Response: Refer to details in attached Exhibit B
landscape package.
Signage: Provide details on locations, size, material, and finish of all signs. The signage pdf attached to
the email is from the “Connections MacArthur Park Master Plan” of January 2009. PSW Response: No
building signage or site signage is being submitted for review at this time. Once AAC has
concluded their signage and branding studies a full signage package will be submitted to Historic
Commission for full approval under a separate application.
