Hi Gabe,
Attached please find a copy of the approval letter for your porch project. Glad you liked my idea of adding a vapor
barrier underneath it to help protect your investment into the repairs of it. I also re-attached the Capitol Zoning
approval as Brian Minyard will need both documents to issue the building permit for your project.
Please feel free to contact me by phone or email with any questions or concerns that may come up during the course of
the project. I am always happy to help! Hope you have a great weekend!
Cheers,
Paul

Paul,
The plan is to cut the boards to match the existing pattern. We do have vents along the porch area,
but I'll ask my contractor to inspect them to ensure there isn't some blockage. I think the vapor
barrier is a great idea and will make that request as well.
He had proposed priming the joists and decking boards, so it appears that the building experts are on
the same page.
Thanks!
Gabe

Good morning Gabriel,
Great to hear from you! I looked back in my records and it was April 2nd when we last spoke about the porch project.
Thank you for the photos and the Capitol Zoning Certificate. I have one question though. Did we discuss the pattern cut
for the decking boards? The second photo where you showed me the rotting floor joist shows the decking boards cut at
a 45 degree angle where the front porch makes the turn to go down the side of the house. Were you going to have the
new decking boards cut to match the patterning? I recommend maintaining the historic pattern configuration. Also, are
there any vents under the porch foundation to allow air to circulate to dry out underneath the porch deck? The rotted
joists look like they may be the result of a lot of trapped moisture. You may also want to lay down a vapor barrier on the
dirt surface and up the inside of the porch foundation walls as a moisture control as well. I’d also recommend priming
the joists and decking boards on all sides after being cut but before being installed to help them last longer. Cypress is a
great wood to work with as it holds up really well, but a little more prevention wouldn’t hurt to make sure you don’t
have to revisit this for a very long time.
Cheers,
Paul

Subject: 1422 Scott Street Porch Repair
Mr. Porter,
We spoke a few months back about repairing the front porch at 1422 Scott Street. We've received
approval from the Capitol Zoning Commission and I've attached the certificate. I've also include
pictures of the damage. We would like to schedule the repairs for September when the weather starts
to cool. We are anticipating utilizing cypress wood in the repairs.
My recollection is you needed to review and approve the proposed repair after I received approval
from the CZDC.
Please let me know if you have any questions or comments.
Thanks!
Description of front porch restoration
The wood that is in place now is T&G pine porch flooring boards. I will remove all boards and inspect the
underlying structure to insure it is in good order and repair any deficiencies. Railings will be removed during
the repair and replaced once the flooring repairs are finished.

This picture shows rot caused by water. I am concerned that the joists in this area will require replacement.
More rot caused by water.
Areas of concern are the rim joints and floor joists junction. They will be assessed and repair/replaced as
needed
