On LU04-17-02, norm and jerry had questions about intensity in the area and thought it
might be premature
On Lu04-01-07, Myra Jones was concerned about a buffer to the R-2 in the back, Norm
suggested MOC instead of MX and curb cuts and traffic concerns.
No comments on Lu04-29-01.
Vince Floriani of Public Works brought a Notice of Violation to the meeting about the John
Rees development next to Capers on Highway 10 near Taylor Loop. They cleared far to may
trees. It will be on the Planning Commission agenda.

This is to express my objectio anges requested by the Developers of the above two properties. There is
already adequate commercial property along Hwy 10 without these changes. These development don't adhere to
the Design Overlay District -Highway 10 Scenic Corridor intent. These are basically small lot strip development
and two more curb cuts to contend with. The beauty of the Hwy 10 area is slowly but surely deteriorating due to
developments such as these. Your support in not recommending these developments will be appreciated.

Bryan: My comments on the 3 Plans Committee items:
LU04-01-07 T and SO to MX Too intense uses for Transition. The
Highway 10 Overlay supplements the existing plan,
not replace it. C at commercial nodes, with step down to office, multi
family still makes sense on Highway 10. The world will survive without
one more fast food restaurant
LU04-17-02 17415 Lawson Rd. I'm dubious about this because
there is no intersection, or existing intense commercial at this location. By
supporting this would the City be creating problems for the area in 10 years?
LU04-19-01 Centrell Rd and Goodson. Validating existing uses
at this location is a step in the right direction. I'm not sure it is wise to leave the
C category wide open. Would not PCD be better here, given the many different uses already on
site. Sounds like he would have C-4 based on existing uses --- is
that a valid classification, given it is SF and PK/OS all around.

Mr. Minyard,
Please notify the Planning Commisioners that we are opposed to changing the Land Use designation for LU04-
01-05 (Basham) & LU04-010-7 (PDC Co.). We feel that any expansion of the commercial node at Taylor Loop
and Cantrell is unwarrented and detremental to our Westchester neighborhood. We are opposed to any general
commercial designation of these properties but specifically to the restaurant uses in both plans. We request
these properties be maintained at the current land use designations.

Dear Staff:
I understand the request to amend the Land Use Plan from Transition and Suburban
Office to Mixed Use is to accommodate commercial on the front of the property.
The Future Land Use Plan was created by professionals, without outside influence or
pressure, and they determined Transition and Suburban Office to be the most appropriate
uses. To amend the Land Use Plan would be an obvious concession to developers at the
expense of homeowners.
If you allow enough drive through restaurants to be built along Highway 10 we will end
up with just another Rodney Parham. Since it requires a lot of customers to support that
type of business, you will end up with cars constantly pulling off and onto Cantrell and
traffic flow will suffer, too.
It should not be necessary for citizens to be required to demonstrate an overwhelming
amount of opposition each and every time a developer comes along and wants to
maximize an opportunity for profit contrary to the plan.
Since we are opposed to a change in the land use, common sense tells you we are
opposed to the developed as proposed. Please make the appropriate departments and the
Planning Commission dealing with this issue aware by providing them a copy of this
letter.
Stick to the Plan!
