SYNOPSIS
An ordinance to change an area of the Future Land Use
Plan in the Downtown Planning District from Service
Trades District (STD) to Public Institutional (PI) and
Parks and Open Space (PK/OS) and Mixed Use (MX).
RECOMMENDATION
Planning Commission recommends approval (8 for 0 Against
3 Absent).
Planning staff recommends approval.

The Capitol View Stifft's Station Neighborhood Action Plan
PARTICIPATION
Update Committee discussed options of changes to the Future
Land Use Plan. These options were also presented at a
Capitol View Stifft's Station Neighborhood Association
meeting held on June 12, 2000. Public Hearing August 17,
2000 before the Planning Commission.
BACKGROUND
As a part of the Capitol View Stifft's Station Neighborhood
Action Plan Update staff presented the committee with
several proposed changes to the Future Land Use Plan. After
review the committee accepted the staff recommendation to
pursue a change for the site of the Cathedral School located
adjacent to Cantrell Road, a changed from Service Trades
District to Public Institutional and Parks and Open Space, to
more accurately reflect the existing use in the area. In
addition the committee determined the lands east of this site
(an bound by Cantrell Road and North Street) should also be
changed from Service Trades District to Mixed Use. For
the most part the area is used as residential or office type
uses.
BACKGROUND Notices were mailed to property owners in the area and one
CONTINUED person responded in opposition. The property is currently
zoned as office and used as an office type use. With the
current zoning and use the property owner is not affected.
Should this proposed change be enacted and the property
owner desire to redevelop the property he is "losing" the
option of a Planned Development with an industrial
component. He is however, "gaining" the option of a
Planned Development with a commercial component as well
as the option for residential.
This item was placed on the Planning Commission August
17, 2000 agenda as a Public Hearing item. No one was
present at the Public Hearing to speak in opposition of this
item. The Planning Commission voted 8 ayes 0 noes and 3
absent for approval of this item on the Consent Agenda.
