Dear Ms. Bailey,
Your application for a land use plan amendment at 1723 North University will be heard
before the Planning Commission on December 17, 1998. The hearing wil be held in the
Board Room on the second floor of City Hall at 500 West Markham. The meeting will
begin at 4:00 p.m.
Yot.ir amendment will be item 3 on the agenda. The Planning Commission does request
that you or your agent be present.

To City Planning Staff and the Planning Commission:
In regard to the request to change the city plan for 1723 N University, please consider the
following points.
We are going to put a small office in the existing building. The office will accomodate
two or three people. We will have several computers, a copying machine and other light
office equipment. Our business is currently located at 5018 Club Road, Suite 102 where
we have approxiamately 260 sq. ft. We will not resell the building, we are in need of a
permanent location.
Access in the alley was established and has been in use for this block for the past several
decades. The traffic will increase little or none over residential use. We have already
removed an accumulation of trash --a grocery store cart, a very large pile of half burned
debre and assorted items not properly prepared for trash pick-up. We intend to improve
this alley access in whatever way the city recomends. It is my understanding that the
buildings just across the street, on the Northeast side of this intersection, also opperate
from an alley access.
I am not informed on right- of- way issues and they were not mentioned in staff's report to
me, but have been told that it would be necessary to increase the city's right-of-way if this
request were granted, We further understand that permission from the city would be
necessary for us to have the space we need for parking and signs. If granted this
permission, we are fully aware that any disturbance caused by the city in this right of way
would be repaired at the property owner's sole expense.
As of this writing we have received approximately forty statements in support of his
change. One neighborhood group has written in support and none have opposed.
Finally, this property is located on the east side of N. University, which is business from
Kavanaugh to 65th St., with the exception of the sixteen and seventeen hundred blocks
between Cantrell and the Prospect Building. The neighbors see it as an improvement to
have a small office on this corner, and I am assured by staff that suburban office is
designed to be compatible with a neighborhood.
