Attached please find eighteen copies of the revised PCD for the above referenced project.
Phase one of this project was submitted and approved last year. The developer wishes to
revise phase one and submit phase two with this application
The property contains 10.5 acres located at the northeast corner of University Avenue and
W. Markham Street. The project will contain 107,300 sq. ft. of retail space along with
21,800 sq. ft. of restaurant space. Parking meets the requirement of one space per
225 sq. ft.
Portions of A, B, & C Street will be closed with this application. Also, public utilities
that lie within these rights-of-way will be relocated to fit the proposed development.
Utility easements will be provided as required.
The developer will construct the necessary MSP requirements for the adjacent streets. A
right turn lane will be provided at the W. Markham St. entrance.
The store fronts will face to the interior to create a village type atmosphere. However,
the rear facades will be tastefully done in brick to provide a pleasing appearance from the
adjoining streets.
Please place this item on the next available Planning Commission agenda. Let me know
if you have any questions or require additional information.
