TYERE HAS BEEN A RESTAURANT AND LOUNGE LOCATED AT '.'VALNUT A"D KAVANAUGH FCR SEVERAL YEARS, AND WE HAVE HAD A SERIOUS PROBLEM KEEPING RATS, MICE, AND ROACHES FROM OUR AREA. IT IS A CONTINUING PROBLEM THAT WOULD BE AGGRAVATED BY LOCATING BUSINESSES EVEN CLOSER. THERE IS ALREADY A PROBLEM FROM NOISES, LOUD CONVERSATION, AND CAR DOOR SLA^."MING FROM LATE EVENINGS TO EARLY MORNING HOURS THAT COME FROM THE EXISTING COMMERCIAL ESTABLISHMENTS AT "'ALNUT AND KAVANAUGH, AND ADDING ADDITIONAL TENANTS WOULD CERTAINLY AGGRAVATE THE CONDITION. FURTHERMORE, THERE IS A PROBLEM OF CAR PARKING THAT IS AL- READY SERIOUS. Conveyance shall be made to Buyer, or as directed by Buyer, by general warranty deed except it shall be subject to recorded restrictions and easements, if any. b.
