The purpose of this permit will allow the back portion of the
property, behind the large metal building, to be utilized as a
Contractor's Maintenance Yard for the purpose of parking vehicles
and construction equipment. There are no proposed plans to alter
any of the existing structures or premises to accommodate this
conditional use.

After receiving your correspondence dated September 14, 1993
concerning the above mentioned subject, I would like to pursue
Option #1 and file an application to rezone the entire site to C-4.
Also, I would like to file a concurrent application for a
Conditional Use Permit for a contractor or maintenance yard.
With my current category of plumber/gas fitter with a C-4 Zone,
will the Conditional Use Permit be necessary? If so, would you
send me the necessary application forms I will need to get the
property rezoned?

Dear Mr. Tobey,
After discussing your situation with Tony Bozynski, Zoning Admin strator, and Richard
Wood, Zoning and Subdivision Manager, it has been determined that your use of the
property at 7415 Asher Avenue is not allowed under the Conditional Use Permit provisions
for C-3 zoned property.
If you desire to continue to occupy the C-3 zoned property located at 7415 Asher Avenue,
the property owner must pursue one of three options.
The first option would be to file an application to rezone the entire site to C-4 and to file a
concurrent application for a conditional use permit for a contractor or maintenance yard,
which is a listed conditional use within the C-4 zone.
The second option would be to file an application to rezone the entire site to I-2, light
industrial, which allows a contractor or maintenance yard as a by -right use.
The third option would be to file an application to rezone the entire site to a Planned Unit
Development with a specific list of allowable uses.

C. Mabelvale Business Park (Z -3459-A) - - The average required
buffer width along Baseline Rd. is 50 ft. Since the 6 ft_
wide landscape strip required by the Landscape Ordinance
along the western lot lease line of the proposed restaurant
has not been provided, it is recommended that this access
area be a dedicated access easement.
E. Islamic Center of Little Rock (Z -5578-A) - - Insufficient
information to review.
9. Murphy - Holitic (Z-5745) - - A 6 ft. high opaque good neighbor
fence or evergreen screening shrubs are required along the
western and southern perimeters of the site.
10. Dawson (Z-5752) - - A 6 ft. high opaque good neighbor fence
should be installed to screen this site from the residential
use to the north.
11. Woodcreek Development (Z-5755) - - The southern parking lot
should be moved northward out of the required 40 ft. wide
buffer along Baseline Rd.
12. Rees Development (Z-5756) - - The buffer along Bowman Rd.
should be increased from 6 ft. to 9 ft. in width.
15. Arkansas Children's Hospital (Z -4363-M) - - The Landscape
Ordinance requires that 6% of the vehicular use area be
landscaped. This proposal is short of this requirement by
32% or 2,270 sq. ft. It will be necessary to either provide
the 6% required or obtain a waiver from the City Beautiful
Commission.
16. Tarcon (Z -3117-A) - - A 6 ft. high opaque good neighbor fence
is required to screen outdoor storage materials from adjacent
properties.
19. Maumelle Assembly of God (Z-5746) - - The proposed Family Life
Center should be moved eastward out of the 16 ft. wide buffer
required along the western perimeter in this area.
