This request has a history going_back.to the early_.19.70's. At this time
we will not attempt to_rela-te.all.of-it but insert the high points. In
December-, 1976.this owner deter. mined._ that. as a .resul-t - o.f .his- gr...owth .: i n
business,.an expansion was in order.. He.filed a.rezoning-application
for "I" Li..ght Industrial;.and as a canseq.uence of that -action, the
Planning Commission asked the staff to do a rezoning study..of,the are -a
and report,back in March. The applicant was instructed to-fil-e a variance
request if he wished.to pursue hi-s.case prior -to the March.Mee.ting. A
request for variance --was filed. for. Board review i -n February. The staff
outlined to..the-Board the options availa.ble.to-them;,(1) the Board could
deny the -request and leavethe, issue- to. res.o.lution by the. Planning
Commission as a zoning matter (2) the Board co.uld..approve- the request
and require extensive screening pavi.n.g.,.._etc_ to_.soften the .expansion
effect on -the neighborhood. (3) The Board..could...deny..the request and
leave a non -.conforming use to their . usual fate-... The_ Board after a
lengthy discussion-voted-to.deny�tha.issue. At.the Mar.ch.Plaaning
Commission Meeting the study -of the area_was_.pres_ented,.and it reflected
that the "I" request by.the owner-_was-imprope.rl.y-.lo.ca.ted.-The Commission
voted to -deny th.e.app_iication..b.ut..,dir:e.cted_the staff_to.help-Mr. Williams
refile for-Board.of_Adjustment..con.sideration. .The motion was adopted by -
the Commission also asking_that._the Board of.A.dj ustment give favorable,
consideration.to.the new..request.__Before the owner could carry through
his second variance request, he suffered health problems and postponed
any action until this time. The request now before the Board is the same
as submitted previously.
