Venhaus, Secretary 5-7-71 250 P� Tract No. 10 Planning Commission Minutes September 2,1971 f 7800 Asher , From: "B" -Reside District To : "MF 24" Multi -family District The Staff'& -recommendation was read as follows: "The Staff recommends approval of this application insofar as the "F" -Portion is concerned due to the location of this tract with respect to adjacent arterial street and current zoning and land uses existing on three sides of this tract. ( ) Recommend that the area proposed for "MF 24" be rezoned to "MF 12" as that would be a more appropriate density with the surrounding single-family development. This is an area of older residential and business uses along two residential collectors and a major traffic artery. The Commercial site has good ingress• -and egress with frontage on Asher Avanue. Applicant indicates he has no immediate development but plans to develop in the future." Mr. Robert Laster, attorney representing the objectors, was-�r'6sent as were approximately ten adjacent property owners in opposition, who he said do not know what the application covered or what the development plan is. Mr. George Fleischauer, realtor, representing the applicant, Terry Shea Realty Company, was present. He stated that the development is to be a highrise apart- ment complex. He said this property had been under the same ownership for many years, and they had a survey made to determine the highest and best use of this property and were advised that the appropriate use would be for a small shopping center on the front along Asher Avenue; and on the north 12 acres , an apartment complex. Mr. Fleischauer indicated that the contemplated complex would be two- story garden type development and the preliminary planning that has been done is based on "MF 24" Multi -family zoning. After a short conference with the objectors present, Mr. Fleischauer said he had answered their questions and they do not object at this time. A motion was made for approval of "MF 12" Multi -family zoning as recommended by the Staff, which was seconded and passed.
