It is understood that the 5 lots to the east are under purchase option for possible expansion by Mechanics Lumber yard or some other commercial use. To rezone the properties as requested would create a buffer between residential properties to the west and any commercial development that might take place to the east. The topography favors higher density development than single-family. The Staff recommends denial of the "D" -Apartment and recommends instead MF 18, a lesser dense zoning and development." Mr. Henry Treece, Delta Realty Company, the applicant, was present. There were no objectors. After hearing the Staff's recommendation, he said if they cannot have "D" Apartment zoning, they would like to have MF 24 Multi -family zoning as it is going to be expensive to put in a street and utilities and they will need. more units per acre than MF 18 would allow. They have 1 3/4 acres, or 77,000 square feet. Mr. Walker commented that it had been his feeling since the multi -family district had been adopted they are more applicable to large tracts than, small ones and if we are going to deny "D" we should permit a realistic number of units on this tract particularly since MF zoning has more stringent setback requirements to protect adjoining property owners. A motion was made foraPP royal of "MF 24" H4ulti_fn?; 1 tonin on subject property which was seconded and passed, Mr. Taylor explained that the Board of Directors had adopted four new multi- family zoning districts. In the past the ordinance called for 72 units per acre in "E" -Apartment District, 36 units per acre under "D" -Apartment. The 4 new districts are MF 24 (24 units per acre), MF 18 (18 units per acre), MF 12 (12 units per acre), MF 6 (6 units per acre or 7000 square feet which meets the same requirement as "A" Single-family in the Zoning Ordinance.)
