The Staff's recommendation was read as follows:
The Staff recommends denial of requested rezoning. It would be inappropriate
at this time to introduce multi -family zoning in this area. The land in this
area is either timberland or sparsely developed single family.
The applicant, Mr. Reynolds, was present and stated that he does not
agree with the Staff's recommendation. This particular piece of
property is located at the extreme edge of the city limits. We are
proposing a condominium project some three years from now. A group
of investors own controlling interest in it. I, personally, spent
two years on plans for Cambridge Place. You cannot develop a project
of this caliber without long planning. I would much rather have a good
project that was planned well in advance than something that was
hurried up at the last minute because of economic necessity. I agree
that it is not physically possible to put 18 units per acre on this
ground. Twelve would be a more reasonable -zoning and probably the
physical limits would be ten units. We are putting eight units per
acre in Cambridge Place and we do have some overlapping ownership in
these two projects. This land is extremely expensive right now.
Adjacent property is selling for $15,000 per acre. It is impossible
to develop this property as single family.. To the immediate west,

which is in the county, there has bean on paper for over a year an
apartment complex. None of these can be developed for three years
because there is no way to sewer it. The minute sewer facilities
are available, we want to have a project on paper ready to go.
Mr. Gilmore asked if the City had any plans that go out that far.
Mr. Venhaus stated that the land -use plan for the area shows"A"
One -family District. The area has some extremely good developments
at the present time and fine development prospects in the future.
We would hate to see any kind of zoning change in this area that
would open large portions of this undeveloped land to high density
zoning. Any zoning decision we make on this property is going to
bear very heavily on what takes place on that -property in the future.
We believe rezoning is premature at this time because of the pending
annexation.
,Mr. Reynolds asked for a 60 day deferral.
There were no objectors present.
A motion was made to defer this case until the regular July meeting,
which -was seconded and passed.

The Chairman asked the Vice Chairman to preside.
Mr. Taylor stated that the Staff had previously recommended denial of the
application. They have been in contact with the applicant and would change
their recommendation to a "MF 6" zoning on this site.
The applicant, Mr. Sam Reynolds, stated that he would like to amend the
application to 'TF 6" as recommended by the Staff.
A motion was made to approve the application as amended, which was seconded
and passed.
