AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
COMMERCIAL DISTRICT TITLED MIRACLE
DEVELOPMENT REVISED LONG -FORM PCD
(Z- 7351 -B), LOCATED AT 8021 STAGECOACH ROAD,
IN THE CITY OF LITTLE ROCK, ARKANSAS,
AMENDING ORDINANCE NO. 19,059 AND THE
OFFICIAL ZONING MAP OF THE CITY OF LITTLE
ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That Ordinance No. 19,059 adopted on March 2, 2004, be
amended to provide for modification of the Planned Zoning Development described as
Miracle Development Revised Long -form PCD (Z- 7351 -B);
SECTION 2. That the zoning classification of the following described property
be changed from PCD to Revised PCD:
A tract of land in the NE 1/4, SW 1/4, Section 33, T -1 -N, R -13 -W, Pulaski
County, Arkansas being more particularly described as: Starting at the
Southwest corner of the NE 1/4, SW 1/4, Section 33, T -1 -N, R -13 -W; thence
NO2 019'59 "E, 179.10 feet to the point of beginning; thence continuing
NO2 019'59 "E, 445.31 feet to the southerly right of way of Arkansas State
Highway 5; thence N59 008'59 "E on said southerly right of way line
143.34 feet; thence N51 °24' 11 "E and continuing on said right of way
209.14 feet; thence S02 °19'59 "W, 605.00 feet; thence S80 °59'11 "W,
283.52 feet to the point of beginning, containing 3.321 acres more or less.
SECTION 3. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 4. That the change in zoning classification contemplated for Miracle
Development Revised Long -form PCD is conditioned upon obtaining a final plan
approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the
Code of Ordinances.
SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 6. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 7. Severabilily. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 8. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
