AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
RESIDENTIAL DISTRICT TITLED PINTURA
SUBDIVISION LONG -FORM PD -R (Z- 7812), LOCATED
ON THE NORTH SIDE OF KANIS ROAD, JUST WEST OF
KIRBY ROAD, IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING THE OFFICIAL ZONING MAP
OF THE CITY OF LITTLE ROCK; AND FOR OTHER
PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property
be changed from R -2 to PD -R:
Part of Tract No. 3 and part of Tract No. 11, Sachs' Suburban Tracts,
as recorded in Plat Book 2, Page 87, in the Records of Pulaski County,
Arkansas, and part of a closed street lying adjacent to said Tract No. 3
and 11, and all being a part of the Northwest Quarter of the Southeast
Quarter of Section 6, Township 1 North, Range 13, West, Pulaski
County, Arkansas.
Beginning at the southwest corner of Lot 5, Block 13, Parkway Place
Addition, as shown in Plat Book C Page 330 in the records of Pulaski
County, Arkansas; thence South 88'59'16" East along the south line of
Lots 5,6,7, and 8 of said Block 13 a distance of 267.38 feet to a found
iron rod on the south line of said Lot 8; thence south 04 °4544" East
along the west line of Lots 1,2,3,4,5, and 6 of Summit Ridge, Block 2
a distance of 384.21 feet to set iron pin and set steel guard post on the
west line of said Lot 6; thence south 30 °33'58" East along the west
line of Lots 6,7,8, and 9 of said Block 2 a distance of 308.75 feet to a
found iron pin; thence north 88039'11 " West along the south line of
said Tract 11 a distance of 323.19 feet to a set iron pin and set steel
guard post on the east right of way line of Kanis Road; thence North
35 °28'29" West along said right of way a distance of 773.16 feet to a
found iron pin; thence north 87 003'28" East a distance of 122.44 feet
to a found iron pin; thence continuing north 87 003'28" East a distance
of 193.54 feet to the point of beginning and containing 6.14 acre more
or less, less and except all easement and rights of ways of record.
SECTION 2. That the preliminary site development plan /plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 3. That the change in zoning classification contemplated for Pintura
Subdivision Long -form PD -R is conditioned upon obtaining a final plan approval within
the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of
Ordinances.
SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 5. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 6. &verability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
