AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
COMMERCIAL DISTRICT TITLED SKYHAWK CIRCLE
LONG -FORM PD -C (Z- 7787), LOCATED AT
4500 SKYHAWK CIRCLE, IN THE CITY OF LITTLE
ROCK, ARKANSAS' EXTRATERRITORIAL PLANNING
JURISDICTION, PULASKI COUNTY, ARKANSAS,
AMENDING THE OFFICIAL ZONING MAP OF THE
CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property
be changed from R -2 to PD -C:
Part of the NE '/4 SE '/4 of Section 20, T -2 -N, R -14 -W, Pulaski County,
Arkansas, more particularly described as follows: Commencing at the
southeast corner of said NE '/4 SE '/4, Section 20; thence S89 °57'30 "W
along the south line of said NE '/4 SE '/4, 325.45 feet to the point of
beginning; thence S89 °57'30 "W continuing along said south line 368.77
feet; thence NOl °25'58 "W, 836.79 feet; thence N90 °00'00 "E, 274.03 feet;
thence S02 °07'45 "E, 143.67 feet; thence N90 °00'00 "E, 97.85 feet; thence
S00 059'19 "E, 129.50 feet; thence S03 °11'00 "W, 118.82 feet; thence
S05 015'36 "E, 119.22 feet; thence SO1 °07'50 "E, 121.84 feet; thence
S01 006'10 "E, 164.50 feet; thence S00 °30'04 "E, 39.57 feet to the point of
beginning, containing 6.7869 acres more or less.
SECTION 2. That the approval of Skyhawk Circle Long -form PD -C is subject to
compliance with the conditions outlined in sections D, E and F of the Planning
Commission Minute Record dated April 14, 2005, and the following additional
conditions:
• The applicant is limited to five delivers of materials and five sets of
cabinets per calendar year.
• There are not be no employees of the business.
• The hours are to be limited to 8:00 am to 5:00 pm Monday through Friday.
• The approval of the PD -C zoning is limited to the current owners use and
is not transferable to any future property owner.
• The property is to revert to R -2, Single- family upon the applicant selling
the property or no longer constructing cabinets for resale at the shop.
SECTION 3. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 4. That the change in zoning classification contemplated for Skyhawk
Circle Long -form PD -C is conditioned upon obtaining a final plan approval within the
time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances.
SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 6. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 7. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 8. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
