HomeMy WebLinkAbout19322ORDINANCE NO. 19,322 AN ORDINANCE APPROVING A PLANNED ZONING DEVELOPMENT AND ESTABLISHING A PLANNED COMMERCIAL DISTRICT TITLED DAIRYLAND REVISED LONG -FORM PCD (Z- 6318 -B), LOCATED AT 16105 CHENAL PARKWAY, IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING ORDINANCE NO. 18,868 AND THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That Ordinance No. 18,868 adopted on November 17, 1988, be amended to provide for modification of the Planned Zoning Development described as Dairyland Revised Long -form PCD (Z- 6318 -B); SECTION 2. That the zoning classification of the following described property be changed from PCD to Revised PCD: Part of the W 1/2 NW 1/4 NW 1/4, Section 6, T -1 -N, R -13 -W and part of the NE 1/4 NE 1/4 and NW 1/4 NE 1/4, Section 1, T -1 -N, R -14W, Pulaski County, Arkansas more particularly described as follows: Beginning at the Southeast corner of said NE 1/4, NE 1/4, of said Section 1; thence N89 °39'1 8"W, along the south line of NE 1/4 NE '/4, 1313.96 feet to the southeast corner of the NW 1/4 NE 1/4, of said Section 1; thence N89 °35'49" W, along the south line of said NW '/4 NE 1/4 54.05 feet; thence N22 °35' 12 "E, 99.26 feet; thence on a curve to the left having a radius of 746.20 feet, an Arc length of 270.79 feet and a chord that bears N12 001'51 "E, 269.31 feet; thence NO1 °38'55 "E, 591.26 feet to the south right of way of Chenal Parkway; thence along the south right of way of Chenal Parkway on a curve to the right having a Radius of 894.93 feet, an Arc Length of 227.11 feet and a Chord that bears S81 024'40 "E, 226.5 feet; thence continuing along the south right of way of Chenal Parkway S74 °07'46 "E, 238.34 feet; thence continuing along the south right of way of Chenal Parkway N16 °17'09 "E, 29.99 feet; thence continuing along the south right of way of Chenal Parkway S74 004'04 "E, 898.80 feet to the west right of way Kanis Road; thence along the west right of way of Kanis Road S13 °25'39 "E, 420.79 feet; thence N87'00'1 1 "W, 161.93 feet to the east line of said NE 1/4, NE 1/4; thence SO1 °15'27 "W, along said east line of said NE 1/4, NE 1/4 236.64 feet to the point of beginning, containing 25.304 acres more or less. SECTION 3. That the preliminary site development plan/plat be approved as recommended by the Little Rock Planning Commission. SECTION 4. That the change in zoning classification contemplated for Dairyland Revised Long -form PCD is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 2 hereof. SECTION 6. That this Ordinance shall not take effect and be in full force until the final approval of the plan. SECTION 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
