AN ORDINANCE RECLASSIFYING PROPERTY
LOCATED IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING THE OFFICIAL ZONING
MAP OF THE CITY OF LITTLE ROCK, ARKANSAS;
AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the following property be and is
hereby changed as indicated:
Z -7956 — Described as part of the SW' /4 SE' /4, Section 18, T -1 -N, R -12-
W of the Fifth Principal Meridian, Pulaski County, Arkansas, more
particularly described as follows:
Commencing at the NW corner of the SW' /4 SE' /4, Section 18, T -1 -N, R-
12-W; thence South along the West line of said SW' /4 SE 1/4, 950 feet to a
point; thence by deflection angle to the left, 77 °40'00" 241.20 feet to a
nail found in the centerline of Mabelvale Pike, said point originally being
a "X" cut in the concrete deck of a bridge across the Old Fourche Creek
Channel and being the point of beginning; thence along the centerline
Mabelvale Pike the following courses and distances; N19 °51'43" W 54.18
feet to the point of curvature of a 1,250.67 foot radius curve to the right,
said curve having a long chord bearing and distance of NI 1'53'46" W
346.62 feet; thence along the arc of said curve 347.74 feet to the point of
tangency of said curve; thence NO3 °55'50" W 224.01 feet to a point on
the South line of a 160 foot wide Arkansas Power and Light Company
easement; thence N81 °50'24" E 1,193.16 feet along said South easement
line to a point in the centerline of Fourche Creek; thence along the
centerline of Fourche Creek the following courses and distances;
S00 019'41" W 348.79 feet; S18 °50'05" E 114.42 feet; S82 °43'25" W
81.24 feet; N73 °01'08" W 50.85 feet; S83 °39'06" W 386.46 feet;
S640 17' 11" W 663.17 feet to the Point of Beginning:
Area containing 13.0888 Acres more or less: From "R -2" Single Family
District to "I -2" Light Industrial District. (3801 Mabelvale Pike)
SECTION 2. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock and designated district map be and is hereby amended to the
extent and in the respects necessary to affect and designate the change provided for in
Section 1 hereof.
SECTION 3. That the Ordinance shall take effect and be in full force 30 days
after the date of its passage and approval.
SECTION 4. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 5. Repealer. All laws, ordinances, resolutions, or parts of the same,
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
