3 AN ORDINANCE TO APPROVE A PLANNED ZONING DEVELOPMENT
4 AND ESTABLISH A PLANNED COMMERCIAL DISTRICT TITLED
5 POWELL BROTHERS REVISED SHORT-FORM PCD, LOCATED AT
6 1308 SOUTH BOWMAN ROAD (Z-4653-J), LITTLE ROCK, ARKANSAS,
7 AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE
8 ROCK,ARKANSAS; AND FOR OTHER PURPOSES.

10 BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK,
11 ARKANSAS.
12 Section 1. That the zoning classification of the following described property be changed from Revised
13 PCD,Planned Commercial Development,to Revised PCD,Planned Commercial Development:
14 Z-4653-J: Lot 2 United Properties Replat,as Recorded in Plat Book L,Page 738 and •
15 the south 100 feet of the east 350 feet of the S 1/2,NE,NW,NW,Section 9,T-1-N,R-
16 13-W,City of Little Rock,Pulaski County,Arkansas.
17 Section 2. That the preliminary site development plan/plat be approved as recommended by the Little
18 Rock Planning Commission.
19 Section 3. That the change in zoning classification contemplated for Powell Brothers Revised Short-
20 Form PCD, located at 1308 South Bowman Road (Z-4653-J), is conditioned upon obtaining final plan
21 approval within the time specified by Chapter 36,Article VII,Section 36-454(e)of the Code of Ordinances.
22 Section 4. That this ordinance shall not take effect and be in full force until the final plan approval.
23 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock,
24 Arkansas,and Designated District Map be and is hereby amended to the extent and in the respects necessary
25 to affect and designate the change provided for in Section 1 hereof.
26 Section 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
27 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
28 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
29 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a partof the
30 ordinance.
31 Section 7. Repealer. All laws,ordinances,resolutions, or parts of the same that are inconsistent with
32 the provisions of this ordinance are hereby repealed to the extent of such inconsistency. ��,��`��E CI
