ORDINANCE NO. 19,309 AN ORDINANCE RECLASSIFYING PROPERTY LOCATED IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zone classification of the following property be and is hereby changed as indicated: Z- 3371 -M — Described as part of the NE 1/4 SW I /4, SE' /4 NW `/4 and SW '/4 NW' /4, Section 21, T -1 -N, R -13 -W, Pulaski County, Arkansas, more particularly described as: Commencing at the center of said Section 21; thence S02 °53'22" West along the East line of said NE 1/4 SW '/4 1,314.62 feet to the SE corner thereof; thence N87 °46'23" West along the South line of said NE '/4 SW %4, 1,313.42 feet to the SW corner thereof, thence NO3 °00'44" East along the West line of said NE '/4 SW '/4, 1,113.62 feet to the Point of Beginning; thence NO3 °00'44" East and continuing along said West line 209.67 feet to the SE corner of said SW '/4, NW '/4; thence N87 °26'27" West along the South line of said SW '/4 NW '/4, 150.00 feet; thence NO1 °44'35" East along a line being 150.00 feet West of and parallel with the East line of said SW '/4 NW '/4 608.90 feet to the East right -of -way line of Bowman Road; thence Northeasterly along said East right -of -way line, following the arc of a 848.57 foot radius curve to the left, a chord bearing and distance of N38 °16'30" East, 26.95 feet; thence Northeasterly along the arc of a 60.00 foot radius curve to the right, a chord bearing and distance ofN82 °10'56" East, 84.58 feet; thence S53 °01'55" East, along the South right -of -way line of Bowman Plaza Drive, 693.01 feet; thence Southeasterly and continuing along said South right -of -way line being the arc of a 600 foot radius curve to the left, a chord bearing and distance of S53 °01'57" East, 35.10 feet; thence S26 °59'45" West, 87.56 feet; thence Southerly along the arc of a 130.00 foot radius curve to the left, a chord bearing and distance of S01 °12'29" West, 113.11 feet; thence S59 °24'24" West, 448.87 feet; thence Southwesterly along the arc of a 172.88 foot radius curve to the left, a chord bearing and distance of S57 °11'20" West, 13.38 feet; thence N86 °42'38" West, 122.16 feet to the Point of Beginning, containing 8.6298 Acres more or less: From "0-3" General Office District to "C -3" General Commercial District. (South side of Bowman Plaza Drive, at David O Dodd Road) LESS AND EXCEPT The South and West 50 feet of the above described property, where adjacent to J.A. Fair High School property, be zoned "OS" Open Space District. SECTION 2. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 3. That the Ordinance shall take effect and be in full force 30 days after the date of its passage and approval. SECTION 4. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 5. Repealer. All laws, ordinances, resolutions, or parts of the same, that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
