3 AN ORDINANCE TO APPROVE A PLANNED ZONING DEVELOPMENT
4 AND ESTABLISH A PLANNED COMMERCIAL DISTRICT TITLED 716-
5 724 WOODROW STREET SHORT-FORM PCD, LOCATED AT 716 - 724
6 SOUTH WOODROW STREET (Z-9218), LITTLE ROCK, ARKANSAS,
7 AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE
8 ROCK,ARKANSAS; AND FOR OTHER PURPOSES.

10 BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK,
11 ARKANSAS.
12 Section 1. That the zoning classification of the following described property be changed from R-3,
13 Single-Family District,to PCD,Planned Commercial Development:
14 Z-9218: Lots 10 and 11 Block 2 Tower Grove Addition to the City of Little Rock,
15 Pulaski County, Arkansas, and Lot 12,Bloc 2 Tower Grove Addition to the City of
16 Little Rock, Pulaski County, Arkansas, less and except, beginning at the southeast
17 corner of said lot 12, Block 2 thence northerly along the east lien of said Lot 12 a
18 distance of 45 feet; thence deflect 89°02' left for a distance of 8.05 feet; thence deflect
19 79°53' left a distance of 41.85 feet; thence deflect 76°23' right a distance of
20 123.0 feet;thence deflect 177°30'left a distance of 140.0 feet to the point of beginning.
21 Section 2. That the preliminary site development plan/plat be approved as recommended by the Little
22 Rock Planning Commission.
23 Section 3. That the change in zoning classification contemplated for 716-724 Woodrow Street Short-
24 Form PCD, located at 724 South Woodrow Street (Z-9218), is conditioned upon obtaining final plan
25 approval within the time specified by Chapter 36,Article VII,Section 36-454(e)of the Code of Ordinances.
26 Section 4. That this ordinance shall not take effect and be in full force until the final plan approval.
27 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock,
28 Arkansas,and designated district map be and is hereby amended to the extent and in the respects necessary
29 to affect and designate the change provided for in Section 1 hereof.
30 Section 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
31 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
32
remaining adjudication shall not affect the portions of the ordinance which shall remain in full force and

1 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the
2 ordinance.
3 Section 7. Repealer. All laws,ordinances,resolutions,or parts of the same that are inconsistent with
4 the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
