HomeMy WebLinkAbout21223 5.t{{tUU71717/, ;:<7;i3;:',41,? 1111111111111111111111111111111111111111 \(-10 �= 2016027915 Ct wry. / 7 7 7 — = PRESENTED:05-10-201611:07:25AM RECORDED:05-10-201611:18:51 AM j ;I et'' In Official Records of Larry Crane Circuit/County Clerk 1 ORDINANCE NO. 21,223 co,AR FEE$20.00 2 /',f��/f71E7t1G ,00 3 AN ORDINANCE REPEALING ORDINANCE NO. 21,119 (OCTOBER 5, 4 2015) AND REVOKING A PLANNED ZONING DISTRICT TITLED 5 ARKANSAS SYSTEMS TRACT 4 LONG-FORM PCD (Z-6051-K), 6 LOCATED AT 17400 CHENAL PARKWAY, LITTLE ROCK, ARKANSAS 7 AND AN ORDINANCE RECLASSIFYING PROPERTY LOCATED AT 8 17400 CHENAL PARKWAY IN THE CITY OF LITTLE ROCK, 9 ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY 10 OF LITTLE ROCK,ARKANSAS; AND FOR OTHER PURPOSES. 11 12 WHEREAS, Ordinance No. 21,119 was passed on October 5, 2015, establishing a PZD, Planned 13 Zoning District, titled Arkansas Systems Tract 4 Long-Form PCD (Z-6051-K), located at 17400 Chenal 14 Parkway; and 15 WHEREAS,the mixed use development containing C-3,General Commercial District,uses approved 16 for Arkansas Systems Tract 4 Long-Form PCD(Z-6051-K), located at 17400 Chenal Parkway,is no longer 17 a viable project and the owner of the subject property has requested the repeal of the PZD ordinance and 18 restoration of the zoning classification as previously existed; and 19 WHEREAS, the owner is requesting a rezoning of the property from 0-2, Office and Institutional 20 District,to C-3, General Commercial District;and 21 WHEREAS,the Little Rock Planning Commission reviewed the requests for revocation and rezoning 22 at their April 7, 2016, public hearing and voted 8 ayes, 0 nays and 3 absent to forward the revocation and 23 rezoning requests to the Little Rock Board of Directors for final action. 24 NOW, THEREFORE BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY 25 OF LITTLE ROCK,ARKANSAS. 26 SECTION 1. That Ordinance No.21,119 is hereby repealed,removing from the Official Zoning Map 27 the classification PCD. 28 SECTION 2. That the underlying 0-2, Office and Institutional District, zoning classification is 29 restored to the property described as: 30 Z-6051-K: Tract 4 Arkansas Systems Office Park Addition, City of Little Rock, 31 Pulaski County,Arkansas. 32 SECTION 3. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little 33 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects 34 necessary to affect and designate the change provided for in Sections 1 and 2 hereof. That the zoning classification of the following property be and is hereby changed as 2 indicated: 3 Z-6051-K: Tract 4 Arkansas Systems Office Park Addition, City of Little Rock, 4 Pulaski County,Arkansas from 0-2,Office and Institutional District,to C-3,General 5 Commercial District. 6 SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little 7 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects 8 necessary to affect and designate the change provided for in Section 4 hereof. 9 SECTION 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, 10 or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or 11 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and 12 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the 13 ordinance. 14 SECTION 7. Repealer.
