That the zoning classification of the following described property be changed from R- 13 2, Single-Family District,to PD-O, Planned Development Office: 14 Z-9093: Part of Tract 5 of John D. Shackleford Subdivision, Pulaski County, 15 Arkansas, described as follows: Beginning on the north line of Tract 5,sixty-six(66) 16 feet west of the NE corner thereof, run thence east for sixty-six (66) feet to the said 17 NE corner; thence south along the east line of said Tract 5 for 320 feet,more or less, 18 to the north right-of-way line of Denny Road; thence northwesterly along said North 19 right-of-way for sixty-nine (69) feet; thence northerly to the point of beginning. 20 Subject to any additional rights-of-way and/or easements found in a full and complete 21 title search. 22 SECTION 2. That the preliminary site development plan/plat be approved as recommended by the 23 Little Rock Planning Commission. 24 SECTION 3. That the change in zoning classification contemplated for Redbridge Development 25 Short-Form PD-O, located at 18324 Denny Road (Z-9093), is conditioned upon obtaining final plan 26 approval within the time specified by Chapter 36,Article VII,Section 36-454(e)of the Code of Ordinances. 27 SECTION 4. That this ordinance shall not take effect and be in full force until the final plan approval. 28 SECTION 5.. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little 29 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects 30 necessary to affect and designate the change provided for in Section 1 hereof. 31 SECTION 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, 32 or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or 33 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and [Page 1 of 2] 1 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the 2 ordinance. 3 SECTION 7. Repealer.
