AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT, ESTABLISHING A PLANNED OFFICE
DISTRICT TITLED SHACKLEFORD COMMERCIAL
REVISED LONG -FORM POD (Z- 5703 -B) AND
GRANTING A VARIANCE FROM VARIOUS LOT
DEVELOPMENT STANDARDS OF CHAPTER 31 OF THE
CODE OF ORDINANCES OF THE CITY OF LITTLE
ROCK, ARKANSAS, PROVIDING FOR A VARIANCE TO
ALLOW THE DEVELOPMENT OF A LOT WITHOUT
PUBLIC STREET FRONTAGE; LOCATED ON THE
SOUTHEAST CORNER OF COLONEL GLENN ROAD
AND SHACKLEFORD ROAD, IN THE CITY OF LITTLE
ROCK, ARKANSAS; AMENDING THE OFFICIAL
ZONING MAP OF THE CITY OF LITTLE ROCK; AND
FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property
be changed from POD to Revised POD:
Part of the NE 1/4 NW 1/4 and part of the NW 1/4 NW 1/4 of Section 22, T -1-
N, R -13 -W, Little Rock, Pulaski County, Arkansas, more particularly
described as: beginning at the SW corner of the NE 1/4 NW '/4 of said
Section 22; thence N 88 °37'57" W along the south line of the NW 1/4 NW
1/4, 88.15 feet to a point on the East right -of -way line of Shackleford Road;
thence in a northwesterly direction along the East right -of -way line of said
Shackleford Road the following courses: N 13 °35'07" W, 75.25 feet; N
02 054'41" W, 94.31 feet; N 05 °33'04" E, 198.99 feet; N 00 051'28" E,
101.37 feet; N 01020'13" W, 192.96 feet to a point on the South right -of-
way line of Colonel Glenn Road; thence in an easterly direction along the
South right -of -way line of said Colonel Glenn Road the following courses:
S 81 055'48" E, 109.93 feet; S 83 °28'01" E, 137.06 feet; S 85 056'39" E,
159.40 feet; S 88 045'50" E, 91.52 feet; N 86 023'27" E, 106.34 feet; N
85 022'18" E, 112.53 feet and S 85 °32'26" E, 70.96 feet; thence S
O1 019'00" W, 643.78 feet to a point on the South line of said NE '/4 NW
1/4; thence N 88039'16" W along the South line of said NE 1/4 NW '/4
675.62 feet to the point of beginning, containing 11.43 acres, more or less.
SECTION 2. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 3. That the change in zoning classification contemplated for
Shackleford Commercial Revised Long -form POD is conditioned upon obtaining a final
plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of
the Code of Ordinances.
SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 5. That a variance from various lot design standards of Chapter 31 of
the Code of Ordinances is granted to provide for variances of certain requirements within
the Subdivision Regulations of the City of Little Rock for the Shackleford Commercial
Preliminary Plat as follows:
Subsection a. That variances are granted from the provisions of Chapter 31,
Section 31 -231 for the Shackleford Commercial Preliminary Plat; Lot 4 the development
of a lot without public street frontage.
SECTION 6. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 7. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 8. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
